Re: CAC....who cleans this?
We have a maintenance contract in place with a company (Slomin's) and they come once a year to check the system, clean the ducts, add coolant, whatever needs to be done to get it up and running. They usually come in May or June, depending when we make the appointment. And then any repairs we need are covered.
I know a lot of people feel a service contract isn't necessary, but at every home inspection I go on, the inspectors always make a point of saying how important it is to maintain central air on an annual basis.

Re: CAC....who cleans this?
If you are getting the actual ducts cleaned and want them cleaned well - you need a duct cleaning company. Google and you will find many. Make sure you find one that comes with the truck so the suction power is better and also one that will look inside the ducts with a camera for mold etc. We have forced hot air as well in our home so the heat and AC all comes from the same ducts. Before we moved in, we had a company come to do it. I wish I could recc. but, I am drawing a blank! There are many that do it though, just make sure that is their specialty if you want it done right!
We have a separate contract to have it inspected every year at start up - that is a different thing...
ETA: It is DEFNITELY not something you need to do on a yearly basis but, I would definitely do it if you just moved in recently, if you did work recently, or if it has been a long time since it was done...Just think - whatever is in there is blowing out all over your house!
HTH!
