Are there "good" and "bad" areas of West Islip?
Looking for honest replies, not trying to offend anyone who lives in WI
When I look on MLS, there are so many reasonably priced houses with a lot of space for a lot less than where I live now. The first few pages of houses are under $400K - I mean the first 10 or 15 pages... I've always know WI to be very nice
So are there "bad" areas of WI? I put quotes around bad bc it's subjective of course and I don't mean it's a horrible place to live, just that with the price of houses, it seems unusual to me. Is it bc I live in Nassau now? Not bc Nassau is all that, but are prices that much higher a few miles west??
Trying to get DH to consider moving and he doesn't want to really move to Suffolk due to commuting issues for him. It would sort of be a lateral move but we could get a larger home and more to choose from if we did so.

I have a cousin & two former co-workers/friends that live in WI
My cousin & one friend both live on well kept streets that are directly off of very busy roads. You can hear the road noise in their yards. My cousin's house is really small, and on a tiny lot but they have lived there for 20 years because they love their neighbors.
The third person lives on a canal so his home was much more $$$, I don't think the house is that nice though. They paid a premium to have a place for their boat.
Overall, they all like it there & it seems like a nice place to live.
IMO the areas with smaller lots, sometimes off of very high traffic roads are very affordable but near the water the price increases substantially.

I think that would depend upon your definition of "bad". There are no areas that I consider bad but some I consider less desirable, mainly because they are near something I personally do not want to be near (train yard or tracks, north of Southern State Pkwy because I believe there are no sewers there and I prefer sewers over cesspools, some have a Bay Shore address or Bay Shore schools with a WI address, etc). Some of the lower priced homes will be on busy streets, be very small, need a lot of work, etc. But there are a lot of reasonable homes for sale in WI for decent prices. Taxes will vary quite a bit though and if you go south of Montauk you will probably need flood insurance.

I would say the closer you get to the water the more desirable and higher the prices. I am very familiar with the area as I grew up here and my office is in WI and I am familiar with several of the listings here. Please FM if you have any specific questions.

Like JandJ I grew up in WI. My parents and family members still live in various parts of town.
There are no "bad" areas, where you can't walk at night. Overall the town is a nice town and you can't go wrong with any "West Islip" address.
As metioned, closer to bay shore road it gets a little funny in terms of fire and school districts.
If you have a West Islip address it WILL be West Islip schools.
There are some bay shore addresses that also are west islip schools.
If I were to move to WI, I personally like the area between higbie and udall, north of sunrise - known as the "presidential section."

I agree. No areas of WI are really bad. Unless your talking about major roads, etc. Also there are parts of WI that's considered Bayshore mailing address. I lived in WI my whole childhood and it was a fantastic neighborhood and SD. Fm me if you have any questions!

We lived in the Presidential Area and recently moved. I would also avaid the area by Bayshore Road.
The schools were excellent.

I live in WI and spend a lot of time looking for a home. We moved here 3 years ago. As others have said there really isn't any bad areas. I liked the areas south of Sunrise the best. We live just off Udall road and we really love it here. Parkwood is a very nice area too.

we are one of those bay shore addresses, but west islip SD
i would agree with the PP... def stay away from the area by bay shore rd... but i dont think thats in the west islip SD is it? anyways, i wouldnt compare that area to say, wyandanch -- i've been over there a couple times at the dairy market right after the SS & went to carvel once b/c DH insists on carvel cakes for his bday lol... to run small errands like that, i think its fine... but i wouldnt want to live over in that area & be there round the clock
ETA: we are south of sunrise right off of cassel ave

We are looking in West Islip as well and I think there are nicer sections as PP have stated. Hunter Ridge and the presidential section have nice curb appeal north of Sunrise. I personally don't like the areas around Bayshore Road and Udall Road, north of Sunrise. I don't think they are "bad" neighborhoods at all; just less desirable to me.
We are primarily looking in the Parkwood Section, Magoun Landings and the Bay Section. I don't know the name of the areas but east of Higbie, south of Union and west of Oak Neck lane are nice areas also. The other sections, Pace Landings, Oak Neck Estates, Captree Landings, Willets Point and Sequams Colony are beautiful but pricey.
