Advice from some BTDT sellers

Just looking for some on advice on selling my home. Basically just trying not to become too consumed with selling and anxious every time someone comes looking. This weekend we had two showings and i obsessed over every last thing before I left the house! Chat Icon Chat Icon

I'm not a seller, but a buyer, so maybe I can offer my perspective?

Try to not worry about every little thing before a showing - the house could be in perfect order, and people still will find something that you can't fix (like garage/extra bathroom/basement/etc)



It's hard on both ends - the buyer just wants to find the perfect home and the seller just wants to sell their home @ a good price. It's not easy, that's for sure.

When you get worried, I would just envision your housing being sold smoothly & promptly. If you think it - it will happen!!Chat Icon Chat Icon

Yep, that sounds about right. Thank goodness our house sold quickly, because I was a stressed out wreck. Good luck!

When we sold our family home, we did our best to prepare the house to the absolute minimum. If people wanted it, great. If not, let em move on. The contract pretty much said "As is." There were a few things at the closing that needed to be settled, but guess what "AS IS" meant "AS IS". It ended up being very smooth. We were as relazed as we could be.

we put our house on the market this time last year. my dc were 2.5 and 8 months. in my mind it made things even harder... before open houses or weekend showings would have dh take the dc out of the house so i could clean up. the worst was work days, getting out of the house with both kids plus making sure everything was in order not knowing if we would even have a showing.

i did a lot more prep work for open housing and weekend showing, and just did my best for the weekday showings. made sure my bed was always made and the toys were put away. did a lot the night before.

yeah, but don't stick with a realtor that doesn't move your house fast.

if you don't sell within a month or two, i'd move on.

i learned that after 9 months with the wrong realtor. moved onto a new one and BAM house sold within one weekend (really one day).

Really? wow! Our realtor seems great, so far she has made flyers, and scheduled an open house for next weekend so we will see!

Price it right!

Personally, I think it's better to have a competitive listing price than your dream price with the intention of bargaining down.

Our place sold in two weeks and I exactly the number I wanted. When we met with our listing agent, she gave us the range of prices that she recommended, starting with "testing the market/don't mind waiting" to "get it sold, yesterday."

It was worth it to get it sold quickly and not have it languish on the market stressing us out.

I wouldn't be so fast to blame or praise a realtor for something that could just be timing and luck

I just sold a house 2 days after the seller switched agents....it had nothing to do with the agent....just the price! Which was $70k lower then where they started from with the first agent

Timing...the fact that we just lost another house made us offer asking....

1 or 2 months in this market to sell is aggressive....not impossible but not realistic

My advice to you is OPEN HOUSE!!!!!

We got multiple offers on our house at both of our open houses, and you get it all over with in 1 day!

(In fact I am doing one now)

But I wanted to mention the weekend of 4/10 is national open house weekend- so hopfully she is having on then

I also perfer longer open houses - 4 hours not 2- give people time to get there esp people who just see the signs not ones planning on coming

If I can do them for 4 to 6 hours at a vacant house with no heat, water and lights then surely the listing agent on a regular listing can too!

Yes we are having one on the 11th, thanks everyone! For the pricing factor we listed 20k less than she initially suggested. I want OUT!!!!!

I find that declutering, putting in storage helps a lot.

That way it looks spacious and it's easier to clean and stay on top of it.

Little decorations everywhere is of personal taste and you have to keep on top of the dusting etc.

Also fix those little touch up that need to be done. That little nail hole in the wall, the broken handle, etc... Once it's fixed you won't worry as much!

You would be surprised how people can't get past some minute stuff.

Rearrange your closets too. Make them look well organized and spacious. Again store things out of season.

Don't go by what used to be or what you need.

Do not underestimate the price but you have to be priced with what the houses are selling for in our local market.

Check the comps and what condition the houses were in compared to yours.

ITA with Beth. 2 hours is not long enough. As buyers, we went crazy a few weekends ago trying to get to a million open house in such a tight time frame. 4 hours would be great.
