Affordable areas of Nassau?

Does this exist? DH and I are looking to buy in an area with good schools that is not too overpriced. am not familiar with Nassau at all, so any insight would be helpful!

Most of our friends and family have moved to the south shore as it's fairly reasonable: Merrick, Bellmore, Seaford area.

We just moved to Seaford. Some places taxes are high but with star and grieveing them it helps.

Carle Place - taxes reasonable and some moderately priced homes

Levittown is pretty affordable. I remember specifically houses zoned for Island Trees SD seemed to be lower in tax.

Massapequa, Farmingdale, Bethpage, East Meadow -- all have solid school districts, good athletic programs, a variety of styles of homes, and reasonable taxes (of course this will depend on house size, property size, etc.). Keep in mind you can and should grieve your taxes every year! It's super simple and you can do it yourself on the computer.

I am sure people will gasp in horror, but Valley Stream and Elmont. People usually scorn these communities (in general). Both communities have good schools and active civic/neighborhood associations, i.e., plenty of people who care about the community.

Neighborhood Scout has reported a continually decreasing crime rate over about the last decade for Elmont, and Valley Stream has a number of community activities and resources. Both are incredibly diverse, which I think is extremely important. Elmont does not have a ton of things to do, which is its biggest downfall. However, the library is fascinating.

Yes, both communities have areas that have higher crime rates than other areas, but they are not representative of the community at large.

Saying the schools are low-performing, which I do hear people say, is inaccurate.

It all depends on how you define affordable and what you're really looking for. I find taxes really vary from home to home in many areas. You can search via price range and tax range on MLSLI.

Another town that comes to mind is Island Park (South shore between Long Beach and Oceanside) it has low taxes and generally affordable because they do not have a high school (option to go to Long Beach or West Hempstead). My friend's taxes are barely 7k for 3 bedroom, 2 bath high ranch. 60 x 100 property.

Central Nassau tends to be the most affordable. East Meadow, Levittown, Bethpage, Farmingdale, North Massapequa. In general, anywhere in closer proximity to a train station will be a little bit pricier such as in north/south shore areas. If you are not familiar with LI you may not be aware of the super snootiness of the perception of school districts. If you hear something negative about a district it's best you research it on your own to get the facts.
