Flood insurance - south shore Nassau
Where is the cutoff for recommending and/or requiring flood insurance? Is it Merrick Road or further north?
Just wondering...

Flood insurance - south shore Nassau
You have to look at the flood maps. There is no Def line like Merrick Rd. There are high and low points so you could be further north and still need it.

It depends. It's generally south of Sunrise Highway, where bells go off at the insurance company. But the level of flood insurance required varies greatly depending on a few factors such as elevation. Also, just south of Sunrise requires a few hundred $ of flood insurance/year. But down south on the water is much more expensive.

You have to determine what flood zone you are in. Flood Zone X, B, or C, does not require flood insurance because you are in a low flood area, you can take it out if you want, and people do. Flood zones A or V are in a high flood area and mortgage companies usually mandate insurance.
There is no line as far as South of Merrick rd etc. You can be South of Merrick and be in a flood zone X, or you can be in a A or V. You have to check the maps.

We're like a second over the border in Suffolk, not in a flood zone and were affected by Sandy.
I highly recommend getting it if there is even a remote chance you can be affected by another hurricane.
We are required now to have it because we utilized FEMA funds.
I also know people who moved in a year after us were required to have it through the mortgage company.
I think it's like $450 a year and it's taken out of escrow.

We're in central Nassau now, less than a mile from Hempstead Tpke. If my house floods, the whole island is probably under water. We're looking to buy sometime next spring, but I'm a little OCD and wanted to do my reasearch now but those FEMA maps are hard to read (or maybe it's just my computer?) If we buy anything south of Sunrise we're definitely getting it. I just know there's a difference in price for people that want it and those that have to have it...

this... When we were looking 3 years ago, there were plenty of houses south of Merrick (at the time) that were NOT flood zoned - though after Sandy, they might be now.

Hm, not exactly. When we were shopping around for homeowners insurance, many agents asked specifically if our house was south of Sunrise Highway (in Nassau). Which we aren't, so that wasn't an issue.
And while Flood Zones are important, we almost bought a house in Zone X that was south of Sunrise and we would have been required to carry flood insurance with the big carriers who would cover us (some wouldn't even consider coverage).
To the OP, it's really best to check with an insurance company if you have questions about a house and want to avoid carrying flood insurance.

If you happen to look at a house that will require flood insurance I wouldn't rule it out until you find out how much it will be. They are many properties that only pay a few hundred a year for good coverage.

If you are within 2-2.5 miles of the water most homeowners insurance won't cover you either, so something to consider.

They may have asked because some carriers will not insure you if you are less than 3 miles from the water, some 2, some 1. Whether or not you need flood insurance doesn't matter to a home insurer because flood is not covered. I have never had a home insurer tell me my client has to have flood insurance. Sure, some of them ask, but they do not force you to buy it. Your lender would mandate it, sometimes even if you are in a flood zone X because of the higher risk for flood in their eyes.

It completely depends on the way the property is situated. My brother lives on the water in Oakdale, (canal in the backyard), but is not in a flood zone and was not affected much by Sandy. Their property and house is much higher than the water level.

You can also ask your agent to run a Flood Zone Determination for you. This will pull up your current Flood Zone, it is a lot easier than using the map. We have to run them for every quote we do.
