ok so this is insane. how much should home owners be on a home in the AE flood zone? We are being quoted 4-5k? So we are talking 6-7K for insurance on this house annually?

we might have to walk Chat Icon

We are so not even close to the water, but in a FEMA-determined "flood-zone" Chat Icon Chat Icon and we're upwards of 2K. This is mandated. Chat Icon When we first bought in 2007, flood insurance was optional and we paid $300/year.

I'm north of sunrise so I'm not in the FEMA flood zone but you can try Liberty Mutual in Wantagh. I use Ken and have been very happy with him.

Every home is in a flood zone. But some homes are in a low risk zone (zone X) wile others are in high zones (Zone AE)
The pp was acurate when they said all compnies will come in w/ the same quote, b.c it is a gov't regulated program. If u are gtting different quotes it could be that an agent is using differt elevation's. You may want to get a survey done of your home ($450) but this may benefit you if your home is elevated or ou have a crawlspace w/ vents you will get a cheaper rate. HTH

Home Ins and Flood Ins are two different policies. They are not combined. Is this home less then a mile a bidy of water. B/C if it is, that is why you are getting such hugh qoutes. Homes on LI that are near the water have a large premium. Why dont you ak the prior owner's where they have their policy & get a quote from them, AND call your auto agent and ask them for a combined Home & Auto Quote.

Keep shopping, you are going to have to go with a coastal home policy, Try getting quote with Interboro through an agent, they have policies for home's under 1 mile. Good Luck

we;re south of merrick in merrick across the street from the water...look at merrimack for insurance they gave us the best I believe...State Farm also gave us the best flood but thats bc we were grandfathered into the old owners policy...ask the old owner what they're paying and have them call their agent and see if they can transfer the policy over to you!!!

Re: south shore nassau - flood insurance ANOTHER ?

DH has State Farm for flood insurance - we live right next to a canal so the weird part is that when DH bought the house in 2004 - the house was NOT in a flood zone but since FEMA re-zoned all of our area (Oceanside/Baldwin Harbor/Freeport)- now we were required to get flood insurance.

Luckily DH was on the ball and got State Farm Flood Insurance last year at a ridiculously cheap rate (think we are paying maybe $500 for the whole YEARChat Icon ). If DH tried to get Flood Insurance now w/ SF, I think their quote would've doubled...

K, when we bought our house in 2007 flood was $1800. It has since gone up to almost $2600.

Because we're in a flood zone, NO insurance company would insure us, so we had to go throu NY Property (I believe it's state-mandated). We pay less than 1K for our homeowners.

Are you buying in Massapequa?

ETA: we are less than 1/4 mile from the bay

We use State Farm on Merrick Road in Seaford. I think we pay less than $1,000 (I want to say $600 or $700). We are flood zone AE.

Re: south shore nassau - flood insurance ANOTHER ?

I'm confused - I was told that since this is from FEMA, all insurance cos should quote the same since it's the govt policy, not their own.

We are in the AE zone about 1/2 mile from the bay and very close to the canals. We pay $1400/annually through State Farm. Our neighbor pays $800/annually bc he's a bit higher and has a certificate of elevation.

You can try to get a surveyor in to see if the Certificate can help lower your payments.
