apprisal vent
Ugh just need to vent.
We went into contract 3 weeks ago and we ( the sellers) have still heard nothing about when the buyers will be having the apprsal done. I know that there mortgage company sets the apointment up but I mean 3 weeks seems like a long time when they put on the contract they wanted alto close on or by September 20th..

I would say 3 weeks is around average, but beyond that, if I were the listing agent, I would start making calls and inquires to find out the status of the mortgage application and what is holding up the appraisal.
Why don't you ask the listing agent to call the buyer's agent to find out what the story is (or, if appropriate, call the buyer's loan officer).
You want to know if there's a problem with the buyer's loan application, or if the buyer has been slow getting their documentation into the bank, or if the bank is just being very slow. But assuming there's not a problem with the buyer's qualifications, the squeaky wheel tends to get the oil. You want your agent to stay in contact with the buyer's agent so that the buyer's agent has to give ongoing updates on the mortgage process and stays on top of it (and in turn, will push the buyer to get things done, who will then stay on top of their lender).
Have you, or your agent or attorney, gotten any updates on where things stand with the buyer's mortgage application?

I havetalked to /your relitor two Saturdays ago n she said that the buyers agent told her we should have a date in a few days but its been a week since then..

Ok so my realitor just called me and said the buyers are giving there current lender till Thursday to get the appraisal date or they will be switching lenders. Apparently the lender they are using its backed upnwith new mortgages? So we shall see what this week brings

never once had an issue!

the buyers are doing a VA loan not sure if continental works with that.. But I will mention it next time I talk with my realtor.

That may be the delay - With a VA loan, I believe the bank doesn't order the appraisal. VA keeps control of that aspect and orders the appraisal. I recently had a VA loan on one of my listings (done through PNC bank) and I believe the appraisal was ordered rather late in the game, too.
