Pending Offer
We are going to see a house tomorrow where the broker said there is a pending offer. Is the broker still showing the house because the sellers want to see what others will come in at? Will the broker tell me how much the other offer is? If we want to put in an offer do I call the broker? SIL has been "unhelpful" and we are kinda going at this alone now.

Pending Offer
I am sure the realtors on here can explain better or correct me but a pending offer probably means its hasn't been accepted yet. And no the agent cannot disclose what the offer is for.

We had this issue selling my grandfather's house. It's possible the sellers received an offer before the open house, but the realtor has already spent time and money advertising the open house, so they proceed. Or regardless of the open house, an offer has been put through, but has not been technically accepted yet.
As long as contracts haven't been signed, the realtor can legally show the house and the sellers can entertain any and all offers.

I don't think the agent can disclose what the offer is.
However, the seller isn't bound to anyone until they go into contract. So if they accepted an offer and you bid higher or have better terms, they can drop the other person and take your offer.
I believe the seller's agent (listing agent) has an ethical obligation to present all offers to the seller.
If you want to put in an offer, you would have your buyer's agent call the listing agent. Do you have an agent? If you are not using a buyer's agent, then you can contact the listing agent directly.

according to the new MLS rules as of a few weeks ago
if you have an accepted offer you still need to show unless you have a letter from the seller saying they no longer want to show
In my experince- if the first offer is good most reasonale people stick with the first offer so I chose not to show my buyers these houses - when I have it's been a diaster for the buyer when they fall in love and the seller wont consider the offer
I don't like game players- I am a straight shooter so if the seller is playing games- another deal I don't want to get my buyers involved with - if they aren't loyal to buyer 1- then they wont be loyal to you- things take so long to get into contract these days I value loyality!
the idea of showing for back up is a waste of time for me b/c by the time the deal falls apart my client will be moved on to another house (it could be months from now)
and lastly- open houses are not to sell the house- they are for real estate agents to find other buyers- 90+% of homes are sold thru private showings
