House Hunting in Western Suffolk
We are currently looking for a house in Suffolk.. our price range is up to about $425k.. we want an area with a good school district and not too far from the highway.
Right now we are Looking in: -Smithtown -Hauppauge -Ronkonkoma -Kings Park -East Northport -Commack
can anyone recommend any other good areas to check out? I am also not opposed to going into Nassau, but would prefer to stay close to Suffolk as my family lives there.

Try West Islip. We are south of sunrise just north of Montauk hwy and there are some nice homes for sale here.

I just sold a house in East Northport (for $370,000) and my clients also looked in and considered Northport, Greenlawn (Harborfields SD), and Huntington (Elwood SD).
What about Melville (Half Hollow Hills schools)? Or even Dix Hills (but there is probably not a ton in the price range). Part of Farmingdale is zoned for Half Hollow Hills schools, too.
I agree that, if you are willing to go further south, West Islip is a nice area. I sold a house there a few months ago for $330,000 -- front to back split, huge property, low taxes. If you are willing to go further east, East Islip (or Islip Terrace if it's East Islip schools) is also a nice area. I have clients that are currently buying in East Islip schools who were also very interested in Sayville, but that is going further east, which may not be an option.

Since you're already looking at Smithtown, don't forget about Saint James. Same school district. The northern parts are less congested than down by 25. We were looking in Smithtown too, arrived at a showing early and drove around, and just happened to wind up in Saint James. Once we saw it, we narrowed our search and we've been there for 6 years.

Definitely look in Lake Grove - Sachem School District...there are beautiful homes for sale just south of Rte 25 (Middle Country Road) and just East of Hawkins Avenue....in Lake Grove Village.
Beautiful area with great schools. Prices are much more affordable now and the taxes are great, especially for the property size you get.

I was going recommend Lake Grove also. Our house is 8 mins from the LIE.
Just an FYI you will also have Village Taxes here.

It depends on the size of the school district you want. Sachem is HUGE, Smithtown is pretty large as well. I agree with the above suggestions of West Islip and Sayville. Bayport/Blue Point is also lovely and wonderful school district.

Sachem is big but the kids are in normal sized classes and the district offers extra things other don't. It all depends what you want. But their size can be a good thing

I wouldn't rule out the towns along the south shore in Western Suffolk either (Amityville going east through Babylon).
You probably don't want to be close to the water post-Sandy, but I think even though some people poo-poo them because of the diversity, they really have A LOT to offer.
Shopping, restaurants, close to major highways and the train and all around, just general, down to earth, nice, hard working people who want the best for their families.
The schools are not horrible either ;).
There's also not this competitiveness to keep up either like I can imagine in some of the other places mentioned.
JMO.

If I were looking for a new home, I'd look into Smithtown address zoned for Hauppauge schools. You have the benefit of using Smithtown parks, but pay Hauppauge taxes, which are lower than neighboring areas...

Agreed. We are in South Farmingdale. DH and I both grew up in Hicksville which is VERY diverse and huge. We wanted a town with some diversity but a smaller town feel with a nice main street and sense of community. We are close to Bethpage State Park and Farmingdale Schools are pretty good according to my research. We live in the Woodward section and there is a top notch elementary school in our section. Another section of Farmingdale to check out is Lenox Hills. Lots of old homes but you pay a Village Tax. It is a really beautiful area.
Our main thing is low taxes. Town of Oyster Bay has the lowest taxes in all of Long Island. With star, we are in the 7's which isn't bad. So even though we border Suffolk County, we are in Nassau and are considered Oyster Bay.

You could probably find something in the Melville triangle for that price - very close to the highways and shopping and nice neighborhoods. Some homes are in Half Hollow Hills and some are in South Huntington school district (SH has lower taxes). We love it.

I'm in Harborfields...which would meet your requirements - except for close to highways. But I think that makes he whole area calmer. I really hate leaving Huntington lately, b/c I feel like everyone is rush, rush, rush - cut you off, yell at you. It feels calmer here. It takes me 20 min to get to work (7.5 miles)...not b/c of traffic, but b/c I get to cruise down 25A. It's very serene.
There is part of Lake Grove that is Three Village SD (one of the best). My friend is just south of 347, but they go to three village.
