To counter offer or not?
A very nice woman who fell in love with our apartment made us an all cash offer for 13k less than our listed price. DH was speaking to our realtor and told her he was thinking of counter offering at 5k more but our realtor suggested not to & just take the offer as is since she will meet financial requirements to live in this development & is offering all cash & it may be a while until someone else who qualifies may come along. I sort of agree but then I think don't the potential purchasers make an offer expecting a counter offer in return? wwyd?

We were in a similar situation, we had many offers but all low, we held out and got 4k less than asking, we had to counter twice to get there. I say counter!
eta: our coop was priced to sell as it was.

Exactly. Just because you counter-offer, it doesn't mean you are not willing to be flexible. Maybe she is only willing to come up another $1k..still, it's $1k extra for you.
It sounds like your agent just wants to get paid.

You all make a good point! It's not like she'll get insulted and walk away if we counter at 5k more. At least, I hope not.

I think its important to consider how the offer compares to the comps. How much did your agent suggest you would actually get when you signed with her?

DH and I recently bought a house. When we made offers, we never offered what we were truly willing to pay. We always went significantly lower. I say counter offer because she's likely doing what we did.
