Before your closing question?

Before your closing did everyone do a walk-trhough? We are closing tomorrow and I just realized that a walk through has not been mentioned since we signed the contract months ago. We should definitely have one, right? This is scary since I am going straight from school. any info, please...

Yes, u should have a walk thru. I am closing on the 20th and I am having my walk thru on the 19th, so the current owners can show us how things work, where valves are for shutting things down, in ground sprinkler system stuff, pool etc... you should def mention that to your attorney. Thanks. I am a little worried now because I am going straight from work to the closing. I hope my husband can talk to the attorney and let him know. It is so weird that nothing has been mentioned about this.Chat Icon

You cannot close until you have had a walk through. I'm not saying it's not legal, but you may regret not having one. Get it done before you close. Get out of work an hour earlier and make sure the house isn't trashed or something that needed to be fixed is fixed.

Ah! I want the walk through. I don't understand why nobody hasn't said anything, stupid me remembered tonight! Thanks everyone for your help. I will make sure my husband atleast gets in there to do a walk through.Chat Icon

Absolutely! We actually did 2 walk thrus (1 the morning of) bc there were things wrong in the first. The morning of the closing, we fired up the oil burner & had a puff back! So we are so thankful we did it that morning. Luckily it was nothing major but we got money to fix it!

YES - you need to do a walk through. Either call your attorney or agent and make sure they set something up.

You absolutely must do a walk through. Once you close, it's final. The walk through is to ensure that everything in the house is in working order. We went in and turned on all the faucets, lights, heat, appliances, EVERYTHING!! Opened and closed all the windows, doors, etc. It is also to ensure that nothing was damaged when they moved out, check out the floors, fixtures etc. And as the other posters mentioned, the Seller/agent should tell you where all the meters (gas, electric, water) are as well as the shut off valves, circuit breakers, etc.

I am shocked that your attorney or real estate agent did not tell you this.

Good luck and DO NOT SIGN ANYTHING until the walk through. Even if this means you have to postpone the closing.

Yes. And I would also drive by the house before the closing if you can to (1) make sure it's still there [heard of a case where there was a fire- rare but could happen] and (2) make sure the sellers didn't leave a mess in the front yard. Our sellers left a bunch of stuff at the road when they moved out. It was more than the garbage men would take and they left a notice on the door. My MIL ended up bribing them to take it away.
