Neighborhoods in queens
Dh, 2dds and I currently live in Rockaway, we are looking to move with all the Sandy nonsense and new astronomical flood insurance rates we don't think we can stay here. I would go to Howard beach but they are also now a flood zone so sky high flood ins rates.
Can you recommend good, nice neighborhoods on queens. We don't want to go to far towards Nassau even though those are the best school districts because my parents live in Brooklyn and dh's business is in Brooklyn
We want a nice neighborhood. Decent schools, possibility of a yard Thanks

Hi!
I am from Queens. Some nice neighborhoods I can recommend are:
Middle Village Bayside Whitestone Douglaston (closer to nassau) Forest Hills Fresh Meadows Astoria Glendale (upper area)

We live in Whitestone and love it, that said my in laws live in Rockaway and it is @ 45 min away (Bayside and Flushing would be the same), I know you said you wanted to be close but not sure how close.

Neighborhoods in queens
Forest hills is really nice and not too far from Brooklyn. I love Bayside but that is very close to Nassau. Would you consider moving to Brooklyn? There are some really nice neighborhoods.

WHat about Howard Beach? it is close to Rockaway and Brooklyn, nice and not as expensive as other areas.

WHat about Howard Beach? it is close to Rockaway and Brooklyn, nice and not as expensive as other areas.
I would like Howard beach but they are also now a flood zone so we are worried about the insane flood insurance rates. In rockaway you pretty much will have to fill in your basement raise your house so it's 12 ft above sea level or pay upwards of $10,000 a year in flood ins. I would imagine at least the rates will be similar in HB since they are both zone a

Neighborhoods in queens
A co-worker of mine is in a similar situation - both from BK, live in HB, wife works in BK. They have decided to look in SI at this point. You can get more for your money and they aren't putting a strain on their commutes.

Howard Beach houses now have flood insurance requirements. THe houses are generally in the 600ks and up.
Middle Village is a nice area and the houses are between high 500's and up.
Glendale and Maspeth are another nice area.
I was born and raised in Bklyn, work in Brooklyn and live in NHP.
I'd recommend Marine Park. Great community, dettached and attached houses, driveways, great schools, tons of restaurants nearby.
Staten Island would be an option, but then you have to pay each time you enter staten island. They increased the rate to $15 but residents do great a break. So if SI is an option, then calcuate the toll cost. They just added a brand new construction homes for an affordable price.

Sorry, yes NHP is New Hyde Park. From New Hyde Park to Bensonhurst, BK Exit 4 on Belt Parkway (where I work). its 25 miles one way.
The commute is HORRIBLE when school is in session. Summers not bad at all.
It takes a good hour to an hour and 15 mins during school.
Summers and no traffic 30-40 mins.
Today, I left at 8:15am and I was at work by 8:45am.
Normal days I leave at 7:15am and get to work by 8:30am to 8:45am.
It's nice here, I love it. MUCH different than the city, but its expensive for a home but you get more for your money.

I'm in Middle Village and I love my neighborhood. Its very quiet, clean, with great schools, close proximity to all means of transportation, a beautiful park, great neighbors and while the homes are not cheap, the taxes are pretty low for what you get.

Look online at redfin, trulia and zillow to get an idea of the housing costs and demographics of the neighborhood you are interested in--many of the areas of Queen mentioned are $$$$. I found this web site helpful when trying to decide on a neighborhood: http://www.city-data.com/

I'm also in Rockaway and am depressed by all this. I'm born and raised here, and I can NOT fathom what this town is going to look like a year from now. I'm in the buildings, not a house.
I'd be looking to get out if I had a house also.
The businesses are also going to have insane insurance requirements. So what does it mean for us? Will we become a ghost town in 4-5 years?
