speaking of C/O's..

do you need a C/O for a shed? We want to put one up but I would re-think it if we need a CO for it.

It depends on the local rules (it may depend on the height, dimensions, etc.), but I think I remember what town you are in from prior communications, and the answer would be yes, you need a C/O. It would be considered a permanent structure.

However, most people don't bother for something like a shed. You can always take it down if it becomes a problem in the future (you want to sell, etc.). But if you have a need for it, why be deterred? It's not going to enhance your value or raise your taxes in any significant way.

But even if you don't get a C/O, I would try to comply with the local code (don't put the shed to close to the property line, for example). That way, if you do want to get a C/O down the road, you won't have to worry about getting a variance.

I don't think a shed will increase your taxes dramatically. In Brookhaven I believe you need a CO.

TOH i believe 10x10 is not required to have a CO...check with your town. Anything bigger and i would have to file.

In Brookhaven you need a CO only if it is larger than 140 sq ft (10ftx14ft). Otherwise, there is no tax burden. It also has to be under a certain height, and I think min 3 ft away from the property line.

Is this Town of Hempstead? That is where I am located. I'm looking at a 6x10 shed.

I was just looking into this...in Brookhaven the shed can't be larger than 144 sq feet and taller than 12 feet. It also needs to be 3 feet off the side and rear property line.

You dont need a permit in TOB if the shed is below a certain size. I have a 10x8 I believe and didn't need a permit.
