I would never consider it. I'd rather give up a basement or drie further out east to get something else.

I wouldn't. You can change anything about a house except its location. Location is important and I wouldn't want to live that close to a parkway. Personal preference.

for us, when we started looking at houses we ended up seeing a few that were by a parkway, and we wouldn't even go inside the house to look-total deal breaker

For me, it would be. I think it would definitely impact the resale value in the future.

Personally for me, it wouldn't be a deal breaker. As long as I couldn't see the parkway from my front or backyard then if that was the only thing holding me back,I wouldn't let it. My childhood home is only a block away from sunrise hgwy (you can see it from the 2nd floor bathroom) and yes when you were outside you heard the cars &trucks, sirens, accidents but honestly you get used to it.

But that's just me- it was what I grew up in as a child, so it wouldn't deter me

Re: would it deter you from buying a house if it is across the street from a busy parkway?

Thank everyone. I am not concerned about resale. This area is very desirable due to the neighborhood schools, distance to the city, & to LI. You can't even touch a house in that area for under $600k & since the owner is a friend of IL's, they agreed a lower price for us so it seems like a good investment. Ok, I think I finally found a better image(i'm deleting the first picture I posted) The house in question is the one with the little house bubble on top. This is an overhead view of the actual block. I think we are going to go ahead with a home inspection & figure it out from there based on the results & really have to decide if it will bother me that behind the trees across the street is the pkwy.

pic deleted.

I think for people looking in Queens, it may not be as big a deal vs. those looking on Long Island.

Based on that new pictures, I would still rule it out. I won't even consider houses on a double yellow road either.

I guess it might look like it, but it's not a double yellow road. It's on a one way street that is quiet & only those who live there drive down that road.

Yeah, I think you're right. I hate being indecisive. I'm usually not.

DH has done work in some of those million ++ dollar homes that you can see off the Grand Central in Queens. While it's not for us, it does seem to be a desirable location for others in that boro.

Can you look into how quickly homes have been selling in that area? Maybe that can help you with your decision.

DH and I were deterred from putting offers in on two house due to the proximity of the parkway/highway. We spent about 20 minutes in the backyard of one and realized that on a summer afternoon the noise would drive us crazy.
There are studies on air quality issues that were done on parks and running trails near highways. There is a greater concentration of air pollutants due to car exhaust.

I understand where the house is located on a quiet street, but based on its proximity to the GCP, I would not buy it.

I wouldn't even look at a house that close to a major road. Complete dealbreaker.
If/ when you want to sell, many potential buyers will be turned off due to location.

Honestly how much are they really lowering the price for you?? I say this with respect, but I don't care who knows my fathers brother uncle.....I'm not lowering the price of my house for them Chat Icon I would pass on the house based on the picture. Just my opinion....

My dad's house is positioned just like that but with the Southern State. The only time you see the parkways is in the winter because there are no leaves on the trees. In the summer we are always in the backyard and never hear the traffic. Its nice to have only neighbors on three sides of your house instead of 4.

If you love the house, the neighborhood and the price is right then I say go for it.

I live in Glen Oaks and I am pretty sure I know the area you mean in Douglaston, and I would not hesitate to buy it. Its an awesome neighborhood, amazing school district- I'd definitely go for it!

eta- if you decide not to buy it, let me know- I definitely will lol

Glad to hear this. Did your dad ever have any safety issues living near the hgwy?
The area I am speaking of is pretty crime free but anything can happen, I guess.
