Mandalay wantagh - few questions
Anyone live in this area? We are looking at a home (high ranch) in this area that has pretty much everything on our wish list BUT the fact that it is a block from the water scares me. a lot. The owners said they NEVER got water and the house doesnt require flood insurance,but who knows.
Who do you have have for home owners insurance, would you mind sharing how much you pay and if you have / need flood insurance too?
How do we go about finding out if this home was ever flooded?
and finally, Do you like living in this area?

Check the FEMA site to see what flood zone it is in....

Because of the canals I would tend to say that flood insurance would be needed but it seems like there is a small area over there that is zone x. If that's the case, then flood isn't required, but still might be worth getting because of the proximity to the water. It probably wouldn't be a lot anyway.
Being that close to the water, whether or not flood is required, your best bet for insurance might be to go through a broker. They have access to companies that will insure the home but don't deal directly selling to the public. I can recommend one who is right in Wantagh if you'd like, just FM me!!

I know that area well - I grew up in south Seaford and live in Bellmore now.
I am pretty sure the house would require flood insurance, and even if it doesn't require flood insurance, your homeowners' insurance will be a lot more expensive (for wind coverage, etc.). Several insurance companies, such as State Farm, dropped anyone who lives south of Merrick Rd. in that area.
Another good site to look at is www. floodsmart.gov.
Even some homes that are not right on or near the water in that area are in a flood zone because it has to do with how high you are above sea level.
How much flood insurance would cost would depend on which flood zone you are in. You could call some insurance companies for information/quotes.

is it south of merrick? more than likely, it does require flood insurance - the old owners may have been grandfathered in and perhaps THEY didn't need it but a new owner likely would.
we were days away from being in contract on a home south of merrick in Massapequa. This was literally 3 weeks before Irene (8/11). Thank god we didn't go through it with, entire area was under water.
The main reason that we did NOT go into contract was the flood insurance and the necessity of flood insurance increased our home owners. It was just too much for us to worry about.

Maybe they owned it outright? We rented a house on the water for two years. The landlord didn't need flood insurance because there wasn't a mortgage on the house.

You are correct. Finally after 10 calls i got an answer. IT DEPENDS ON THE BANK. which makes sense, bc afterall, they are the ones, who "own" it.

I live in the Mandalay section of Wantagh. Everyone I know down here needs flood insurance, but it can really depend on which block you are on if the house tends to flood or not. If you FM me the street I can let you know if it tends to flood or not.
We bought the house DH grew up in, so I know it's never flooded in over 40 years, not even during Hurricane Gloria or Irene. The water did come within about 2 feet of our house during Irene last year and washed out the front yard. The houses across the street from me flood every 12-18 months. A few of the ones across from me got 4 feet of water in them from the surge during Irene, and one house had so much damage they had to gut everything and were out of the home for about 4 months until all the work was done.
Mandalay is the smallest of the elementary schools in the district, which we really like. It's a nice community and we're really happy here. We are pretty familiar with most sections of town since my mother lives in the Forest Lake section, one cousin lives in the Woods and another one is in the process of buying a house in Sunrise Park (area between Merrick & Sunrise east of Wantagh Ave).
