I am so bummed! Any suggestions?

Me and the kids finally got the DH on board to get an inground pool. Chat Icon

Called a company to come for an estimate. The guy barely stepped out of his truck and shook his head.

He said there is "no way" to get an excavator in my yard.

I have a detached garage, but it is connected to my house by a breezeway. Not sure if you can see it to the left of the photo:

He said with hand excavation, the pool would be $36,500

That doesn't include any electrical upgrades, burying wires (LIPA) and of course, the masonry.

I just called another company and explained the entry situation. He said he doesn't have machinery that would fit either.

I am sooooo upset.

Besides removing the garage (which the pool guy actually suggested...um...NO) or removing the breezeway which would result in us having to completely reside the house (on that side since it's notched in) and completely re-roofing the garage...do you have any suggestions?

I think we might just have to go with an above ground pool and make a really nice deck around it.Chat Icon

aw that stinks

unfortunately i dont have any suggestions for you unless, like you said, you detach the breezeway temporarily but that would be costly- how friendly are you with your neighbors? jk

an above ground pool with a deck around it is really nice though- and think of the positives- youll save a ton of money on masonry work and its maintenance and your taxes wont go up!

I would do the above ground pool.

Thnks of all the pluses:

No expensive liners to replace when they go bad.

Taxes won't go up.

You can take it down when you determine you no longer want it without expensive fill in costs.

Yes...I think a semi inground with a deck is what we'll have to get.

HOPEFULLY that still won't cause a problem for excavation...but since it's less to dig, hopefully hand excavation will cost less.

I was looking online for some ideas for decking. I'm not sure what I want. I'd love to match my front stoop with the stacked stone, but I can't find any pictures online for what I imagine in my head. LOL!

If you see any pics...PLEASE POST!!!!!!

We just had a semi inground pool installed 2 weeks ago and they brought in a backhoe to excavate - but it wasn't a huge backhoe, so maybe it would fit though your beezeway. Haven't installed the deck yet, but if you google semi-inground pool decks you'll get lots of pics.

ETA: is there a fence on the other side of your yard (to the right) that you could take down to get the equipment into the yard?

Unfortunately, there's no other way into my yard. I'm completely fenced in and the only other possible entry point is from my neighbor's side but she has a wheelchair ramp and trees. Chat Icon

I've been googling semi-ingroun pool decks all day. I've seen some interesting ideas:

I like the stone steps here but I would do stacked stone to match the front of my house:

For a semi-inground, they may be able to just use a Bobcat, which is less than 8' wide. they have mini-bobcats which are just under 3' wide.

Oooo...a mini-bobcat is just the trick. The opening between the garage- house and the height of the breezeway is 5 ft wide and 6.5 feet high. A mini bobcat would work!

We went to the showroom and told them what size pool we wanted and picked out the liner. Then they sent someone out to check out the yard and discuss the placement of the pool. Dunrite was great to deal with but they subcontracted the installation which was a bit of a nightmare. (FM me if you want details). Apparently Dunrite no longer uses that subcontractor because of what happened at our house and Dunrite has been great to deal with and did the right thing after we had problems.

We didn't need a permit (or if we did, didn't get one) - not sure if that differs by Town. they also said that as long as its only 2 feet into the ground, there's no increase in taxes. I will FM you the installation story. I don't have any pics right now (and am leaving on vaca tomorrow, so not sure if I can get to it later), but right now we have a pool (oval, 30' x 15') and a backyard that is just all dirt (but we had other work done too - new fence, grading the yard and sprinklers)

Why not do a pool that's half in the ground, with a deck around? I really like those.

I just have to say that those pics you posted of the semi-inground pools are GORGEOUS!!!

Eta: I live upstate so I'm not sure if it's different, but I know that my town does require a permit for an above ground pool.

I love the second pic you posted. But I would want a bit more deck all around so the kids can get out on all sides if they want to.

Do it the right way now with permits. The contractor should deal with a lot of that for you as part of the contract and it's a lot eaiser to do it now rather than having to deal with it when you try to sell.

You may be in a rush to sell some day or find that something wasn't done to code and if you wait to set things right it could be a big PITA. I think if codes change what is OK now would be grandfathered in but if you never got a permit you'd have to tear it out or upgrade to get the permit after the fact.
