This SUCKS
We had our THIRD Open House today and not one person showed
Only one person has even come in the month we have had the house listed.
This is getting frustrating.

That does stink. i know you are out east, so the market may be different, but we were told if we didn't have foot traffic it meant that the price was too high.
We had TONS of traffic, but no offer, so you really only need the one buyer, not all the others who tromp through your house.

We had an open house today too and only 4 couples showed up
But, like the last poster said, you only need one buyer! Hopefully someone will come around soon!!! Keep posting your house stuff on here and hopefully your agent keeps advertising.
I actually have a friend out east who might be looking for a house. I'll make sure to send along the information on your place!

I know all about that so I can commiserate. I will say that we ended up dropping our price and the foot traffic went up significantly. We had 2 couples look at our house when it was at the original listing price (for 3 months). Then we dropped the price and I was showing my house minimally once per week. I hope things turn around for you soon.

I feel your pain. We've had more showing but I don't feel the thundering foot traffic that some people talk about. *jealous* But remember it's pouring rain so people are not out in force? I haven't recieved any offers and my house has been up close to 2 weeks now. My agent is receiving offers on other homes she represents that has been on slightly less days than me.
Did your broker do a broker's open house?
I know for us we cannot lower our price. Our only other option if we don't sell is to stay until we can save more money and what we owe on the house is less/market improves.
Consider other options?

Do you know how the open house has been marketed? I know at my company, we pay to have all of our open house promoted on Listingbook, we give out invitations in the neighborhood, etc.
Next weekend is the National Association of Realtors open house weekend, and that is being promoted by NAR, so there should be a lot of open houses and more traffic.
Is your agent putting out a lot of signs/balloons? A lot of people will usually just pop in off of the signs. They are not always the best candidates to buy the house (because typically they don't know anything about it, including the price), but that usually will bring in 4 or 5 people at least.
It's true that bad weather = poor open house attendance, but you should be getting private showings and you've had other open houses already. Most of the activity on a house occurs when it is new to the market, so now is the time you should be getting traffic.
It is really frustrating to prepare to put your house on the market, and then get no showings. But barring some major marketing issue, price really has to be considered. Sometimes even taking a relatively small price drop will generate a lot more traffic (especially if it will open you up to a new universe of buyers who may be looking only up to a certain price... so if you are priced at $355K and lower to $349K, you may see a lot more people coming in).
Even if you and your agent based your price on the current sale comps in the area, that is usually just a guide. The market fluctualtes and the lack of showings is telling the tale. It may be that there are a lot of houses on the market right now in your area, so you need to be more aggressive re: pricing, for example. It's hard to do, but you always want to familiarize yourself with your competition on the market and then put yourself in the buyer's shoes. If you were them, would you pick your house over what else is available? If not, why? You really can't change things like the size, the property, and even the condition (it's usually not wise to undertake major renovations before selling), but you can change the price to reflect the fact that you may have one less bedroom or a smaller yard then your current competition, you know?
Maybe talk to your agent and get some feedback on why he/she thinks the turnout has been so disappointing. You may agree or disagree with what he/she says, but at least you can start thinking about it, and strategizing on how you can address it (even if you don't think a price drop is the way to go).
