master bath or walk in closet
We just bought our first home and are in the mist of renovating the whole house. We currently have a master bath that really is not a Master bath but a small closet ! only about 4x8..This small bath backs up to a small walk in closet. So my question is would you rather have a nice big walk in closet or a small master bath? Some other info on the house is that we have another full bath on the second floor and we are going to be making the half bath on the main level into a really nice full bath. Do you think this would be bad for resale value? We plan on being here for the next 20yr or more! Thanks for your help!!

If it was my house I would make it into a closet but keep all the pipes behind the new sheet rock just in case down the line I wanted to change it back for resale. Since you have 2 full baths and are planning on staying for a long time I think the closet would be a great addition.

We had a similar situation. I had a decent walkin closet but a very oddly shaped, small master bath. We wanted a dream master bath so I actually gave up part of my closet to make the size and shape of the bath ideal. I still would love to have a closet the size of a small room someday but my new closet is really well organized. I have plenty of room for all of my things. We really enjoy the master bath and I'm so glad we didn't skimp on it. Since you are planning on staying in the home for a long time I would do what works best for your needs.

i'm used to small spaces, but i think i would prefer the bathroom over the closet..

There is a shower stall, small sink, and toilet.
The other problem here is we are moving the half bathroom on the main level to the other side of the house to open the den into the kitchen. When we move that half bath it means we have to move all the pipes from the master bath over to the new bathroom on the main level. I feel that the money spent moving the pipes could be better spent on making the other two bathrooms really nice..So that is where i came up with the idea of just making it into a closet instead. Renovating a whole house is a ton of work and alot decisions :)

I would keep it the way it is with a small master bath and closet. We have a small master bath but I love having our own bathroom that's not shared with kids. Especially when pregnant- its so great to just walk a few feet in the middle of the night.
When you move the downstairs bath- can they just run pipes through a nearby wall if you decide to keep the master bath?

Keep the master bath, especially if you are thinking of resale value. Even if it's a small master with just shower stall, sink, and toilet, it still a private bath attached to the master and another full bath in your house you'd be taking away.
Many of my buyer customers do NOT want to share the family bath and insist on a master bath. They don't care if it's not a new, luxurious, spacious master bath, they just want a private shower/toilet in the bedroom for convenience/privacy and won't look at homes without it.
Personally, I have a late 1950s split with a small master bath and a small walk-in closet, and I would never get rid of the master.

We just closed on our house with the same situation - tiny master bath right next to a big walk in closet. We were able to more than double the size of the bathroom and kept a decent sized closet (for DH - it would never be big enough for me ). But, we are lucky because there is a small spare bedroom next to the other side of the master bedroom, so we broke through the wall and put a door from the MBR to the spare BR and built a huge closet in the spare room and are making that my closet/dressing room

this is our master bedroom exactly! We have a master bath but it limits our closet space, so we have one small closet. If we didn't have the master bath, or turned it into a half bath at least, we could make more closet space, but I think I rather just keep the bathroom for resale value. I'm going to eventually have to buy a freestanding closet or something, because right now all my clothes are in the spare bedroom!

Do you take baths? You could give any children a bath in the other upstairs bathroom. If you are both shower people, do you need a tub?

We have a full bathroom with a tub on the second level..The Master was just an added bonus. I think we still would have bought the house with or without the master bath. So as far as resale i feel the house has so many other wonderful things to offer that if someone did not look b/c of no master bath they would be missing out..That is just how i feel..I guess the bottom line is we have to decide what iss going to work for us. I have two small kids a boy and girl and i am sure when they get older i may wish i had my own bathroom..
