Realtor Rec and help

I feel like the realtor we were referred to (and went with against my better judgement) just isn't aggressive enough. We've had a bid just hovering on this house for like almost 3 weeks with no answer one way or another. So that's number 1
Number 2, if we were to go with another realtor could they start fighting for us on this same house we have a bid on?

Agreed, I haven't used her for home selling/buying, but she has given me some great advice in the past on real estate related topics.

As to the original question, you can start using a new realtor at any time (assuming you didn't sign an exclusivity agreement with your current agent). However, if your current agent put an offer in on a house for you, then another agent can't come in and start trying to negotiate that sale for you.

If it doesn't work out with the current house you are trying to get, I am happy to discuss how I can help you going forward. I am very proactive and try to stay on top of all aspects of the transaction for my customers. I have a legal background, which I think really helps when it comes to negotiations and just dealing with the attorneys involved, the banks, etc.

As far as your pending offer, do you know why there's been no response? Has your agent followed up? Do you know for a fact that the offer has been presented? Did your agent present it directly to the seller, or did she go through the listing agent? If it's the latter, did she request an offer acknowledgement form, signed by the seller, so at least you know they received your offer? If you know the seller heard the offer, is there any information forthcoming on why there is such a riduculous delay in responding? At this point, I would almost assume they don't intend to respond at all.

I would definitely keep looking, because unless the listing agent didn't convey the offer (which is very unethical) it sounds like the seller isn't all that serious/motivated. There's no excuse for not communicating anything back for two weeks when there's an offer pending on the table, presuming the offer was a legitimate offer (e.g., presented in writing, with a preapproval).

ITA. We are also working with Christine and she is so responsive and in tune with our needs. We made several offers with Christine and she always communicated with us even if there really was not any news to communicate. You will not be disappointed.

I feel like I have to keep tracking her down, she's not communicative. She keeps telling me she's on top of them and that they're just not getting back to her, but how can one realtor not talk to another? Chat Icon

Unfortunately, some realtors do stonewall other realtors, or worse, they can be dishonest. Unless you are the listing agent with a direct line to the sellers, the agent with the buyer is at the mercy of the listing agent for information, in a sense. And often, there is no way of verifying the info that is conveyed. For example, if the listing agent says the seller is iin the hospital and she's having a hard time reaching the seller to get a response to the offer, how can your agent know if that is in fact the case? But the listing agent should be saying something.

So it may be true that the listing agent isn't getting back to her -- But are you sure that the offer was even presented to the sellers? Did your realtor present it? I always try to present my buyer's offers to the seller directly, even if just on the phone, so I am not relying on the listing agent, who may have her own motivations, to do it. Plus, I know my buyers best and can make the best case for them, answer the seller's questions, etc.

But assuming you know that the offer was, in fact, presented, I think the writing is on the wall after 3 weeks that these sellers don't want to take your offer or even make a counter offer. They haven't even had the courtesy to communicate anything back to you, even if they just said "we're considering your offer, but we need more time because ___ [we're sick, we're going on vacation, etc.]"

That being said, your agent should definitely be communicating with you about this and advising you about what to do. I know that for a buyer, after an offer goes in, every day (every hour, really) of waiting for a response can feel like an eternity. But if you were my customer, I would advise you to keep looking, and even if they came back and wanted to negotiate with you now, I would want to know what the reason for the delay was and more about their situation before you go further down the road with these sellers. You don't want them to drag their feet with giving you access for a home inspection, with signing the contract, etc. You need to be sure the seller is on board with the sale before you invest more time and emotional energy into this house.

And fyi - an agent always has the option of elevating things to the broker level (every real estate agent works under a broker) to see what is really going on. So if your agent can't get the other agent to respond to her offer, then she should see if her broker can get better results from the listing agent's broker.
