Rooms when selling home??
We are thinking of putting our house for sale in the spring or summer. We have 3 bedrooms. A master and then one for my oldest child and nursery for youngest. We only ave a livingroom..no family room. Thinking of putting both kids in the same room and setiing up nursery as a playroom. Would this deter buyers since it wouldnt look like a bedroom? It would help clear the toys out of the livingroom and the kids would love to be together. Thoughts?

I think I'd leave it as is, and try to either (i) put the toys in the kids' bedrooms anyway (versus keeping them in the living room), or (ii) develop creative storage solutions in the living room -- if you don't have them already -- to keep the toys accessible but readily hidden (e.g., storage ottomans, bookcases with pull out bins, cabinets with doors, etc.).
I don't know that it will deter buyers in a huge way to set up the third bedroom as a playroom. I mean, a lot of times sellers have a spare bedroom set up as an office or a craft room or sitting room, and buyers can see that it is a bedroom. But with a three bedroom home, most buyers intend to use all of the bedrooms as bedrooms. And I think houses are more appealing when the rooms are set up/staged as the type of room they were intended to be or that most buyers will want them to be (e.g., keep the dining room as a dining room, bedrooms as bedrooms).
If you were my client, I would also be concerned that making the bedroom a playroom could signal to buyers that there is not enough "common living space" in your home, so that you need to take away a bedroom to have enough room in the house for your family.
Do you have a basement? Even if it's not finished and not useable as a playroom now, buyers tend to see the potential in basements and are not scared off by having to finish them. Many of my buyer customers don't care about having a den or family room if there is a basement that has the potential to become a nicely finished space (if it isn't already).

I say purge the toys as much as possible or buy "adult" type storage (like grass/wood baskets) in shelves.
Keep all the bedrooms as bedrooms. You only have 3. If you cut to 2, even if you have a 3rd, buyers will think you house looks small and you only had 2 bedrooms.

Keep all of the bedrooms as bedrooms. Try putting the kid's toys in their rooms or buy storage that doubles as an ottoman or a coffee table that hides it all when you you know you have people coming to look.
