How accurate is Zillow?

I am curious for my home as well as any future home I would purchase.

What can I base the zillow appraisal as?

I think it depends. In the town I was looking and purchased it was generally WAY off with respect to purchase price - way below generally what the house was really worth and eventually sold for. HOwever, with respect to some houses that were bigger but in really bad condition it was pretty accurate or too high. I think it really depends...

Not accurate at all. My old home sold for 100,000+ above what they listed me at. They had neighbors at higher assessments than mine, when I know my house was worth more than theirs.

It's totally hit or miss.

Only after I sold my house did they then bring the appraisal up to HIGHER than what it sold for

It's way off for me - I just got the appraisal for our refi in the mail today and zillow has our house listed at $77,000 less than the appraisal came in at.

We have a 4 bed 2.5 bath colonial with a pool - my next door neighbor has a 3 bed 1.5 bath ranch, no pool same size lot and her value is listed at only $28,000 less than our house.

The colonial directly across the street from us which has the same square footage, same number of bedrooms and one less bath (and no garage - we have a 2 car) is estimated at $77,000 more than our house is.

its completely unreliable - sometimes its fairly accurate, sometimes its way off. You never know which you'll get...

I just looked up a house on my old block.
Its listed for $539,000. Zestimate: $716,900 (!)

Way way off for me, more than 100+ off, don't use to to guage... better to check homes sold and calculate $/sf to get a more accurate idea.

Not accurate. A realtor can give you a much better idea of fair market value.
