Walk thru before closing - question
We're scheduled to close tomorrow at 9:30am.
The lawyer just called and said the walk thru will be at 9:00am with our realtor.
That gives us 30 minutes to do the walk thru AND drive to the lawyer's office (which is about 10 - 15 minutes away from the house). This seems REALLY rushed to me. Plus, they didnt mention the seller or seller's realtor being at the walk thru.
Is this a little unusual?
Also - we still havent heard about how much money to bring to closing. When do you usually hear about that and what method of payment do you bring? I thought it was a bank check, but if it is, and the walk thru is at 9:00am, are we even going to be able to get a bank check at 8am?

Our walk thru was also about a half hour before closing and the only one present was our realtor. If you feel you need more time, make arrangements with your realtor to go earlier.
Your lawyer should give you an exact dollar amount that you will need to bring to closing and yes it does need to be a bank check. For some reason, I forget why, but our lawyer wasn't able to get an exact amount so she overestimated and we ended up getting money back at the closing. Call your lawyer today and find out what you need this way you can get your bank check today.
Tomorrow you're going to be signing a TON of paperwork and you'll see a bunch of checks getting passed back and forth. Don't stress! In the end you get your keys and begin a new chapter in your life. Best wishes!

Yeah that's too rush rush!
You need to do the walk-through the day before if possible so you have that morning to get the bank check. And so you got time to address any problems if you spot them...
Only the realtor needs to be there with you, the seller and seller's realtor doesn't.
It's not uncommon to get the amount you need to bring a day before if not the same day of the closing...
I've been through 3 home closings so far and I know how exciting but stressful the experience can get!

I think it's odd that the attorney told you when the walk through is. Usually, the attorney will advise you of the closing time (and eventually, will tell you how much money to bring to closing), but then you and your realtor will schedule the walk through to take place before the closing. Your realtor will coordinate with the listing agent to make sure you can get access to the house when you want to do the walk through. While I agree that the listing agent and seller don't need to be there, I think it's good if either can be there (to answer questions, address issues, hand over manuals, warranties, garage openers, etc.).
15 minutes is too short of a time to do the walk through, imo. I'd say, on average, most people spend around a half hour going through the house, testing appliances and the major systems. I had a walk through yesterday that took an hour, because the buyers were very thorough.
When I have a closing that is first thing in the morning, I typically do the walk through the night before. Or day before (if you want daylight). It's your last chance to inspect the house before closing (and to get questions answered). While you hope everything goes quickly and smoothy, you don't want to feel rushed. Even if you can do the walk through at 8:30, that would probably be adequate. It really depends on the size of the house and what you intend to do at the walk through, though!

Are you getting the keys at closing?
We're not getting our keys until Wednesday and our closing is tomorrow. We're doing the walkthrough when we get the keys because they won't be moved out yet so we won't be able to be as thorough as we'd like.

Yes, we're getting our keys at closing.
How are you closing without doing a walk thru first? What if something is wrong when you do the walk thru?

You have to do the walk thru before closing...any issues will then be addressed with either putting money in escrow for a fix or possibly a reduction in price...we closed on a friday and we didnt get the keys until the following week...we held $2000 in escrow until they gave us the keys...and the day that you get the keys you walk thru again to make sure everything is ok...we called our lawyer the day we got our keys to release the escrow money.

We already have it in our contract that $4000 is going into escrow no matter what just in case there is an issue with the walkthrough after closing. I believe our contract also states that we have 3 days after getting the keys to address any issues and then 30 days to sue if they don't fix the problems. We went to the house 2 weeks ago and there were no issues and since they'll still have their furniture, etc. in the house, it will be harder to do the walkthrough before closing.
