How much do you pay to sell your house?

Realtor?
Lawyer?
Others?

Not there yet, but may be selling at some point in 2012.

The realtor is really what you guys negotiate but it is usually 4-6% of the sale price.

The attorney is between $750-$1000.

The only other fees I could see that would come up is if you needed to fix anything to negotiate the deal or if their are any items that may need a permit and one wasn't applied for.

so far the only cost I have is 4% of the selling price (which really isnt out of pocket) and whatever the lawyer charges.

at closing I know I have to give the buyer $500. I don't remember for what, but I remember when I bought I got $500.

The $500 is for the property condition disclosure form. NY law requires sellers to fill out a disclosure form about the property (things like the age of the appliances, the heating system, etc.) OR give the buyers a $500 credit at closing. In my experience, attorneys always advise their seller clients to give the credit rather than provide the completed form to the buyers.

Sellers also usually pay the transfer tax ($4 for every $1,000 of the sale price).

In my area, the attorneys fees for closing vary, but the average is more like $1200 (for a standard closing).

And as others have said, the realtor fee is negotiable and comes out of the sale proceeds.
