RVC-Incorp vs. Unincorp

Anyone have any insights of the unincorporated village of RVC? Not the South Hemp. part. Actual RVC address that isn't included in the incorporated village.

I know you don't get RVC lighting, police and DPW. Any other differences?

I dont think you can park at the train station unless you are part of the village. (You need a village resident parking sticker in order to park)

Schools might be different

fire dept, police, electric are nassau county - not RVC.

You could live in the village but go to Oceanside or Baldwin Schools. Parts of South Hempstead go to RVC schools. Services in the village are excellent. We rarely lose power.

You will not pay the extra village taxes in the non village part. You will not be voting for things like village mayor and trustees.

You don't have to pay the Village Taxes BUT I do find the overall taxes in that area (Birchwood) tend to be higher, negating any savings. Plus you don't get the lower prices of the RVC electric and water. However I wouldn't let those things stop me if it was the right house.

ETA: Schools should still be RVC as long as you are within the confines of RVC. Kids would go to Covert Elementary.

ITA. RVC electric and water are soooooo inexpensive. The savings really are worth it. Unless it was the perfect house at the perfect price, I'd prefer to be in the Village.

That is so true about the taxes in the area being very high even without paying for the village.
Most of that area off of north Long Beach RD will go to covert, there is a small section by Seaman Ave that does go to Baldwin schools, and the Grey Stone area and most of south of Merrick goes to goes to Oceanside schools.

We are in contract on a home in the Birchwood Section. We love that section and also my SIL's section, Canterbury.

Birchwood is not in the village. We are in RVC schools. Our taxes are very low compared to my SIL that is in the village.

We don't have village electric but we heard from villagers that they might get rid of it because there are a lot of problems with it.

We live in a village now and HATE it!! You have to get every little thing approved before you do it. You can't park in the street. On and on.

To each is own but we chose to stay away from a village this time around.

For the difference in taxes from the village to non, makes up the difference for the electric and water.

Also if you are in RVC Schools, you can be a part of the Rec Center just like the village residents.
