go with the location! and you are right about basements, there are positives and negatives. I wouldnt make it a deal breaker.

I saw it on my own yesterday. I am hoping that when he sees it with me tomorrow that he will want it. it's definitely not everything I want in a house but it has a LOT of pros including that it's in that fabulous area!!!!!!!!

It depends. Are you planning on living in this house for the full 30 years or is it something you plan on upgrading from in 7-10?
For us the house had to have either a basement or a garage. We wound up -at times- putting offers on houses that didn't have either just b/c we loved the house & location so much. In the end, we lucked out with both and an attic.
If you're planning on moving in 7-10, I would by the less expensive house, in your dream location and upgrade down the road. I wouldn't look at the potential to expand a ranch when comparing the two - in the end, expanding the ranch will cost way more than the cosmetic work the colonial needs.

We are in a similiar diliema. I found a subdivision that I love, and a home we can afford. But there is a small yard and no garage.
DH wants to buy an old craftsman and redo it. The location is iffy, but he has been a bugalow fan forever. The bungalow is 40,000 less and has a garage, plus is bigger.
I wanted a great location, he wants a great home.
So I am leaning towards location for you.

Good luck! thanks for that feedback. I can see myself living there for 10 yrs or more even. but one never knows what the future holds. you know how it is... things happen.
once we see the interior of the colonial tomorrow, we'll have a much better idea of what we want to do.

I would go with location. To us, a basement was not a deal-breaker and after the floods of October we were glad to only have cellar as it was so much easier to pump out. My sisters finished basement was destroyed...
Is a ranch a style of house you like? If so, then I would go with that. For me it was location and house type that were top of my list. Also, construction is expensive, but adding a second floor to a ranch is one of the cheapest extensions to do. Our friends added a second floor to their ranch and their construction cost $15k less than our small extension to our colonial - with the same contractor.

DH was hooked on a basement too. I would have loved to have one, but it wasn't a deal breaker. Basements are great, but there are perks, or less worries sometimes, when you don't have one. Does the ranch have an attached garage? I think this helped us let go of the basement - having the garage attached.

Dina - did you get a chance to see the colonial? How was it?
It's a hard decision but in the end - my only advice would be to NOT settle. DH and I had settled on the nightmare house (as we now refer to it) and it needed a lot of work. You know how the story ends. I say go for what you really want. I grew up in Holbrook (not sure if that is near where you are looking) in a three bedroom ranch with no basement. With three kids my parents seemed to do just fine. We had an extention built onto the back and there were two sheds in the backyard - one for Dad's tools and storage and the other for the kids's toys and such (we called it our playhouse). We had an attic as well. It all worked out just fine and through the years my parent's took on projects to update the house.

location for me also- I think that is more important in the long run
you can always expand the ranch- or sell it- and since it's in a better location- it will be easier to sell
