isn't it funny
I just closed Tuesday and isn't it funny how, no matter how much savings you plan on having after closing, it's never enough?

after my friend closed on her house she had $7 left.
she was so mad she couldnt even buy a pizza!

I'd be scared out of my mind!
No matter how much money you save for yourself, it will never be enough. There will always be a project (or 3) that you want to work on ASAP and the inevitable boiler/leak/window/cesspool that needs to be fixed/replaced.

When I bought my condo I had $0 to my name for a while. but it gets better..... you will get the tax savings you didnt have from rent. Your housing payments will now stay the same while (hopefully) your income goes up. It's so scary buying that first house - but it does get better......

she also paid for her wedding herself...in cash..and they put 20% down.
so her wedding gift $$ came a month later.

I did too - on both counts...but I'd still be scared out of my mind if I closed on my house with only $7 in the bank Thankfully for her she had wedding money a month later...and her mortgage wasn't due until a month after that!

We left ourselves with 12,000 and after 1 mth we are down to 6 after we pay our first mortgage payment. There is still so much to do. But I agree with what is said. Your income should hopefully go up and your mortgage should stay about the same so in the end it will get better.
There is never a good time to buy a house. You may want to save a little more, get a better job, watch the rates or market etc.
There comes a point though, when you just have to say "F-it" and throw in the towel. Is it really worth renting???
