Anyone owns a house and taking their time finding another one?

We are now looking for another house.

But I have specific criteria. Size of yard and location within 2 towns. But of course, we have a limited budget so houses like I want in our budget are a hand full. That's it! It may take us a while to find THE house.

We are seeing 3 houses tomorrow.

We cannot really put our house on the market until we find the house. And because we are so specific in our criteria and price range it will not be easy.

Anyone in that situation? We have 1 kid and 3 dogs. It's not like we can just rent a place somewhere until we find a house.

We have no doubt we can sell our current house at the right price.

You know my situation. Took me 3 years to find a house b/c we were looking for something very specific and not willing to settle. I knew my other house would fly so I could have never put it on the market until I had my new house secured.Once getting an accepted offer and inspection, we put our house up and it flew off the market. Worked out great.

I should have just FM you. We only have 3 houses as prospect. That's all!!!

I get why it took you 3 years.

I hope not.

But now we know what we want so we are not wasting our time on wrong location, acrerage, etc....

Only 3 houses? That's great. We never even BID on a house until this one. Never saw even one that really fit our criteria, and budget. So 3 is great!! Fingers crossed!

Best thing is KNOWING your target area and watching the market like a HAWK!!! Redfin all the way.

we did. We were not looking to settle and were in no rush to move. It had to be right.

We didn't list our house until we found the one we wanted to buy. We lucked out and got an offer quickly. It all coordinated really well (closing in a few weeks) but it could have gotten messy carrying two mortgages or losing the purchase because we couldn't sell our house.

And we went into it knowing spring/summer was a hot time to buy, and we priced it to sell.

We are. With Chat Icon Chat Icon we are looking for a better school district, more space, and closer to family. We are looking around the Sea Cliff/Glen head area, we want to stay in the North Shore school district. But we are in NO rush and def have specific needs, so we are taking our time but would like to be settled before the boys turn 2-3.

If you are serious about finding a new place, you should really start looking for a rental now and get your house on the market.

Your offers are going to be weak to sellers when you have a house that is technically not even on the market (or new to the market) for that matter.

While I'm sure you think that your house will sell when you price it right, stranger things happen and your perspective on your house may be different than a potential buyer's. Especially if there is a lot of inventory in your zip code.

What if you find that perfect house out of the blue and it doesn't take time?

The other advantage of putting your house on the market now is the fact that you may get a "knock your socks offer" which will allow you to take your money and run. That's what happened to me... my house sold on the first showing for just under my inflated asking price. I happily got out and rented for a little while and sat on my cash. Ended up getting a new house for way under asking because I had nothing to sell and I put a ton down.

I realize that. I am also not a seller in denial. I know my house vs. the local market. The size of my yard, etc... it's pros and cons.

I have 3 dogs and 1 kid. Finding a rental would be really hard or super expensive!

We did the same thing, but looked causally for about 1.5 years (not 3). We knew exactly what we wanted and wouldn't settle. We did not HAVE to sell our house which made it easy to wait for the right house to come along.
