advice please
Hello ladies!
DH and I are doing our final walk through tomorrow! Is there anything in specific I should look for????

We turned on all the water facets, flushed all the toilets, checked all the light switches.
Basially we made sure that everything was in good working order, nothing broken (that we didnt know about before hand)
Also, if you have anything special that they were giving you in the house, ie light fixtures or drapes, that these things are there in the house.

The purpose of the final walk through is just to make sure that the house is still in the condition that it was when you made your offer to buy it, and that everything represented on the listing is being conveyed in working order.
If the listing represented you are getting 2 refrigerators with the house, 2 working refrigerators need to be there. All appliances and fixtures (light fixtures, etc.) that were there when you saw the house and made an offer should still be there, unless they were excluded from the deal in the contract.
It's up to you how far you go to test that things are in working order.... people sometimes will actually do a load of laundry to test that the washer and dryer are working, for example! Other people just walk through with a smile on and don't do much actual testing of anything. I think, to the extent that it's practical, you should test and look closely at everything as much as possible. After closing, any problems with the house are yours to deal with, regardless of when they originated!
If you find that something is not working or is missing, then the scheduled closing will still proceed, but the attorneys will negotiate something at the closing table. For example, if the dishwasher is broken, the attorneys will likely negotiate a credit to be given to the buyer from the seller to address that.

This is probably the best advice I've gotten so far! Thank you! I didn't even know we can do a load of laundry!!! Do we need to advice their realtor before hand that this is what we are planing to do?

Exactly. I always tell my clients to at least run the washer/dryer, turn on the oven (let it pre-heat), open the fridge/freezer, flush all toilets, turn on hot and cold water from all faucets, etc. If something is not working as promised in the contract, we negotiate.

You're welcome! You are entitled to be as thorough as you want to be in testing the appliances and household systems. But I would just make sure that everyone blocks off a sufficient amount of time if you are going to be REALLY thorough. So I would let your realtor know ahead of time that you intend to really go through the house with a fine tooth comb, so he/she can make sure that it is scheduled appropriately. I know some of my buyers have gone through in like 15 minutes, so you wouldn't want the realtors to schedule the walk through so close in time to the closing so that you will feel rushed or run late.
As far as the laundry thing, people have done it, and you can. But personally, I think if you start the washer and the cycle begins (you hear the water start, etc.), and you start the dryer and it heats up, you are good to go. You just want to make sure it's working and you can probably do that without running a whole wash cycle. So do what makes you most comfortable!
Also, the walk through is usually when the sellers give the buyers manuals and instructions for certain things (in ground sprinklers, appliances, garage doors, alarm systems, etc.) that you wouldn't have gotten earlier. So remember to ask about things like the remote openers for automatic garage doors and who they use for landscaping and those things, assuming the sellers are there. At the closing table, it's usually just all about signing the paperwork and exchanging money for keys!

open all of the cabinets!! 1- you can make sure nothing is left behind. 2- you can see if there are any uninvited "guests"
remember to check outdoor outlets as well as indoor outlets and check for running outdoor water too.

We just had our walk through this evening. It took about an hour and a half.
We did turn on the dishwasher for a full rinse cycle. Then we turned on AC, checked that there was hot water for every sink, ( turend on shower) flushed toilets, turned on oven, washer/dryer. We brought our phone charger and just checked that the major outlets worked. We looked through out the house, basement and attic. Then we walked around the property. We turneded on all lights.
Then the homeowner was great and showed us how to use everything. ( so that took up a lot of time).
