It depends -- some sellers are there, some aren't. The listing agent is usually there (I always am), but some choose not to go (especially if the home is vacant).
Usually, the buyers walk around with the home inspector, but the sellers and their agent stay out of the way. They usually just hang out in one spot (kitchen, living room, outside -- wherever) and don't "join the tour." So distracting chat shouldn't be an issue!
Also, while your home inspector will usually point out things and explain things as he goes through the house, he will usually de-brief you at the end, summarizing everything and identifying any issues to be addressed. Plus, you get the written report and can always ask questions to clarify later. So don't worry!

They were, and stayed out of the way. When we sold out house, we were home but stayed outside and it worked out great because the inspector had a bunch of questions for us. If we weren't theere the report may have been worse. (lik they wouldn't know there was a drywell in addition to the cesspool).

We did two inspections on two different homes - the first was FSBO and the guy was there. The report came back so bad that we backed out. The second time, for the house we now own, the listing agent was here. She drove DH crazy!

We were home for the inspection. It's a good thing we were, the engineer had tons of questions for DH and actually asked him to go around with them.
