What do you think if there are a lot of houses for sale on a street?
If you saw a house you liked, but the one next door just sold, one down the block is in contract and another one down the block is also up for sale, what do you think?
Do you think the neighborhood is just changing because the kids are all getting older and moving away and the families are downsizing? Or are you suspicious that something is going wrong in the neighborhood?
Does your opinion depend on the type of neighborhood? i.e. more affordable houses makes you worry and more expensive houses don't?

DH always says its a bad sign..I on the other hand usually like to know who is selling. We have two or three houses on our block for sale now but it's older ppl that have kids out of the houe and are downsizing so it's not a bad thing the community is just getting younger which I like

If it's a nice area in general with good schools I would assume people are just moving on to move on, not because the neighborhood is changing.

I would normally say red flag, but I know that when we moved from Centereach there were a bunch of houses for sale on my block. One family was moving OOS. The house next door to me was an old lady who passed away, estate sale. We were moving to a bigger house due to pregnancy with twins. So it is not always a red flag, but I would investigate further if possible.

How do you find out if something is wrong? The houses are all nice. The area is really nice. We saw lots of nice family activity when we went on the weekend.
The only thing I noticed is that the taxes are kind of high and I am wondering if some people can't afford to live there anymore. The house we like, the sellers are relocating OOS AND they grieved the taxes to $4K less than the neighbors
I just wish I knew how to find out if something is wrong. I get the feeling it is just one of those things where one neighbor moves and they all decide to move because the kids are moving on, etc.

It would definitely depend on the neighborhood. Where my Mom/Dad live I would think nothing of it because it has great schools, the houses are gorgeous, you can walk to the train station, the courts in Mineola, the mall, the hospital, basically walk to everything.

Depends on the neighborhood. There are a lot of houses in my area for sale. My town has good schools, lots of shopping, and taxes aren't completely awful. But LI is expensive... lots of people are leaving.

Re: What do you think if there are a lot of houses for sale on a street?
juliet - send me the MLS number. I'll do some research
It may not mean anything, and depends on a number of variables. Spring/Summer is a popular time to list, and some people are inspired to sell when they see how much the neighbor just got...
In the last few months there were 5 houses for sale on my block. We were upgrading, another was an estate sale, one was downsizing, etc. It wasn't a reflection on the neighborhood. All of those houses are now sold or in contract.

Mineola - my Mom lives in the "Mott Tudor" section and my Dad and his wife life in a beaufiul coop building off Willis Ave - there is an apt for sale in their building. Usually people shy away from co-ops ,but this is an awesome one - the buliding has no mortage, low maintenance, large apartments and a very strong board FM me if you are interested.

Re: What do you think if there are a lot of houses for sale on a street?
It does concern me and I do more research. But my old house, much of the entire block sold within 2-3 years. But there were all legit reasons and had no reflection on the area. So you never know really but I would def be uneasy and investigate.

Re: What do you think if there are a lot of houses for sale on a street?
I think if it is a good area, then I wouldnt think anything at all of it.
When we were looking at houses in GC and Manhasset. There was a block in both towns that either had a few things for sale or that sold. They were great areas, I think in those towns it's was more so they were starter homes for younger families who are now upgrading to a larger home (most in the same town).
You never know but I would always ask the realtors why the home owners were selling their house.

Re: What do you think if there are a lot of houses for sale on a street?
The only area where I saw that so much it seemed to be a trend was the Village of the Branch. I found out later that there are moderate to severe water table/flooding issues in certain parts. There are ways to get around it though, and at first it didn't deter us but then we looked at a different area anyway.
Other than that, there are houses for sale everywhere, and I think it's just a trend right now. A lot of people are struggling and can't afford very large houses or high taxes anymore.

Up to 3 is fine but 4 is a little too much. You also have to remember that once a house goes up on your block the copycats in your neighborhood will do the same to test the water.
You know how people are. If that house is up for sale, my house is so much better and worth more so I'm going to do the same.

Re: What do you think if there are a lot of houses for sale on a street?
There are a lot of homes for sale in my neighborhood.
I consider our area to be a starter home community in South Shore Suffolk, or an area where older couples may come from a larger home to downgrade (this is what our neighbor did---he moved out of a big house in Massapequa after his DW died, and re-did a small bungalow-type house next door).
I have noticed that many of the homes that are for sale are vacant, and have belonged to older people who have passed away.
A few I also believe have probably just re-located because as several posters have pointed out, this area is just getting so expensive, even in a "starter" neighborhood.
I know there are some houses on my block that have been up for sale for awhile, that people are renting to make the mortgage.
I do know that another part of the area I live in, many people have sold though because the area has changed and not for the better.
A couple we were friends with sold their house when almost everyone on their block began putting illegal apartments in and moving in every Tom, **** and Harry in their family/friend circle.
I know one woman who was selling on their same block because her house got robbed.

Re: What do you think if there are a lot of houses for sale on a street?
it depends - there are streets like this in CSH. I think it's more b/c people are downsizing (mortgage size, not house size), not that the neighborhood is changing.

Maybe they are all short sales/forclosures?
I live OOS and have 1 forclosure and 2 short sales on my street.

Definitely depends on the neighborhood. Could be a lot of old people looking to downsize too!

Re: What do you think if there are a lot of houses for sale on a street?
When DH and I were househunting, we came across a house like this that we loved, but it made us nervous that so many other houses on the block and surrounding blocks were also for sale. It might have just been a coincidence, but we didn't want to take the chance.

At this time of the year - I wouldn't let it deter me bc it's a popular time to sell. Jan/Feb, may be a different story.
