Incentives
What kind of incentives on a house might make it more appealing?
So for example an allowance to buy new appliances, or 1,000 toward closing costs.

I think incentives only make sense if you have an issue in the house that is causing people not to make offers or make lowball offers.
For example, if you have disgusting, stained carpet that is turning people off or causing them to make lowball offers, it may be more beneficial to you to give a $2500 carperting allowance (so people know they will be able to address it and not have to pay for it) than to lower your listing price to that insignifcant amount. It may help buyers overcome that hurdle, and then you don't have people offering $30K under asking just because they hate the carpet.
But those types of incentives aren't that common. I think they can be effective, if the situation is right. But as the pp suggested, they won't help if the home is really priced too high. If a house is priced right, no matter what the negatives/condition.
