Once you were in contract,

about how long did it take to close?

We should be in contract this week. Our lease is up the end of May, so I was wondering if the timing would be *just* right, or if i'll be paying extra rent, or if i'll be living with parents for a few weeks.

Re: Once you were in contract,

We closed within 6 weeks. We ended up paying a 1/2 month of rent for our apt., which was annoying, but mostly b/c we didn't want to have to move everything into storage, stay with my parents for 2 weeks and then move everything into the house.

Re: Once you were in contract,

I'd say 6 to 8 weeks, on average. But it depends on your lender. I work with some who can close a deal within 30 days, but some banks are super slow at processing mortgage applications. Also, the process can obviously be delayed if unexpected things crop up - e.g., the sellers thought they had all of the needed COs, but then it turns out that's not the case, and your lender requires all COs to be obtained before closing.

Also, if you want to push it back a few weeks (to avoid closing before your lease is up), you could always see if the sellers are agreeable. Closing dates are negotiable.

Re: Once you were in contract,

ours took 3 months from contract to closing, but we had to get a lot of bank paperwork together so that could have been why.

Re: Once you were in contract,

My mom works for an atty. She said they take 3-4 months on average because banks slow things down. We were in contract in January and closed in April.... First it was our bank that had issues with something (we bought an estate sale), then the town had issues with another thing involving COs/permits that didn't exist..... it was one hot mess!

Contracts were signed 60 days ago, and we should be closing within the next week or so.

We've been cleared to close for over a week, but we're waiting on a signes affidavit from a neighbor.
