How to bid in towns that have a WIDE range of comps
What do you base your bid on when you are bidding on a house that you aren't sure what the comps are?
When you bid on a house in a town with a wide range of comps, do you just go by houses NEAR to that house or the entire town,kwim?

You look at ones that are in your direct area, just a few blocks away at most.

our town was like that. i had a hard time on my own, but when the apprisal was done, they were also able to include homes that were in contract too, and they only included homes within 2 or 3 blocks.
