incorrect pricing information on My Nassau Property

I noticed VERY incorrect (as in off by $60,000 or more) sales price information on MyNassauProperty.com

Does anyone know if there is a way to have this corrected? It directly affects the potential sale of my house, as the comps MNP lists have wildly incorrect sales prices listed when you look at the "comps" view of my property. I have double-checked the legal documents, which are public record, and what MNP lists as the sales prices are off sometimes by as much as $60,000 LESS than the actual sales price. This includes sales within the last 9-12 months.

Is there any way to report this to the web site to have the information corrected?

check with an appraiser...I think Lisa is one

but comps would only come from MLSLI- no other site

When I do BPOs (broker price opinions) I would only use that site for room count or something that I couldn't find on public records- never comps

I'm not worried about comps / appraisal as much as I'm worried about not getting people in the door to look. Many people know about My Nassau Property and will look there to judge our asking price and their offers before they even decide to take a look.

I am very worried this will turn off a LOT of potential buyers -- as we're talking about townhouses here. $60k is a HUGE difference in price in this price range, too.

I am going to try to contact them directly through the web site, but was wondering if anyone else ran into a similar problem. I'm not sure if there's a "best" way to get in touch with them about this type of problem or perhaps a specific protocol to get information like this corrected.

I guess I'll see what happens tomorrow. I couldn't do anything about it today (being that it's Sunday)... I'm just very worried about it and figured I'd check here.

I contacted the County Assessor's Dept through the "Contact" form on the web site. If anyone else has dealt with anything like this in the past and has a better way to get in touch with them, please let me know.

I checked the deeds / transfer documents again and verified that the correct sales prices are much higher than appear in the Comparable Sales view for my home. It almost seems as if the prices listed are the mortgage amounts of the properties and not the actual sales prices. Whatever the error, I worry it will impact whether or not someone will even want to come take a look at our house!

I am especially upset because these are other units in my same condo development. Granted, they are a little smaller than mine, but still other townhouses in our development. This makes our property look way overpriced when it in fact is NOT.

Interestingly, if you go to the informatin page for each of these houses individually and click on the "Recent Sales" tab, the correct sales prices appear. However, when they appear in the "Comparable Sales" tab, the much lower, inaccurate prices appear.

ARGH! I will let you guys know if I hear back from the county. In the meantime, if anyone else has any other ideas as to how to get this information corrected, please let me know. While the deeds and actual sales prices are public record (and a buyer could get ahold of them), I do know a lot of people use My Nassau Property as a quick reference for that information, and I am upset that it is so wildly inaccurate as to the comps for my home.
