As you know, we are in a co-op on the upper unit with a toddler and its fine......if there isnt carpet, make sure to put down a large area rug and we just keep the running, jumping and noisy toys to a minimum after 8pm.

If you don't mind living in a house with a tenant it seems like you are better off with option 2. Better area, better school, gargae and driveway and 100 bucks less. Can you meet the tenants before making a decision?

Well #1 is closer to ME, which translates to a slightly better commute for your DH, but I think that's splitting hairs bc SI is SI...
LARGE bedrooms (vs. the ones you showed me pics of) would sway me.
Plus I've never lived in a place where there weren't neighbors above/below/next door to me so that part doesn't phase me so much.

#2. Only after you mentioned Katie because I forgot she lived with you. C3 can live in a tiny bedroom, K, not so much. Otherwise I would have said #1.
Trust me though, you CAN hear the people living below you if it is a regular house. I hear the kids downstairs thudding around ALL day on the Pergo floors. An apt building would be different.

I like everything about #2 except for the second floor.
If you are prepared to spend the next 4-5 years, yelling, dont jump, dont run.... then go for it
ITA that is the only turn off, but I would prob still go with number two.
Moving to SI in Sept, we should have a GTG!

With #2 you can get extra income if you wanted to rent out the apt.

Yes, it has a garage, a driveway (plus you can park in front of the driveway) and we saw street parking as well...

Yeah, we lived above someone in an apartment in Bayside and we heard her...but these were built so that the bedrooms aren't above their living space, so I'm not concerned about Chris. Especially since they work when he has to sleep
K is pushing for #2 too
