How many of you have had an accepted offer fall through?
I know anything can happen-- but just curious how often it actually happens.

I did.
My buyer had been shopping for over a year and fell in love with my house, the inspection came back perfect - he didn't request a single repair. He had his down payment check ready. Mortgage commitment set. Papers drawn and all. Then he just backed out with no explanation - literally as contracts were drawn up. I felt like I was punched in the stomach.

we were put a bid in and it was accepted. We rushed and had engineer in right away.. two days after our engineer went in he took another offer only 5K more than ours.

we had 3 offers fall through.
1st one, sellers would NOT get rid of their tenant. The tenant by law had every right to live out his lease. So we walked.
2nd house had no CofO for the HOUSE, I was not willing to take a chance on that or spend the money.
3rd house, the nutcase REA told me I could not touch a fig tree when doing the repairs (that we were paying for). I wanted to hit her with said fig tree. So we walked.

Here is our story:
We saw a house in July and put an offer on it, even though it had a 48 hour contingency on it. They accepted our offer, but had to first go back to the contingency offer. Somehow, the contingency offer removed their contingency, so we were out of luck.
We continued to look for a house. We found two others we liked, but always seemed to be a day too late with our offer.
By the end of September, my DH and I were so frustrated! It was then that our Realtor sent us an email saying the house from July was back on the market. Apparently, the contingency buyer fell through (since the sale of their house fell through).
So - I believe things happen for a reason. I actually recently met the contingency buyer. I guess he finally sold his house and now they are building a new one. So things worked out for him in the end as well.

we almost did when we were in the middle of contracts- the seller tried to take an offer from another buyer for $2,500 more-
my lawyer talked to her lawyer and we ended up getting the house for our original bid. But it was frustrating as hell for the week that this went on.
