Help with artwork/staging...
We are getting ready to put our place on the market. The photographer is coming Wed AM and we will be up on MLS, etc. on Thursday!!!! Craziness.
I am cleaning up and getting ready for "prime time".
Anyway-- we got this toy storage thing not too long ago, and we moved another piece of furniture that was originally here.
Here is an old pic from when we first got it so you can see for reference:
Here are pics of the toy storage. Since we originally got the wine table, we hung these two pics on either side of it since the wall looked bare.
When we got the toy storage, we took the mirror away since we left it leaning on the table and knew we needed to do something about the artwork.
I originally thought we'd just place them both above the toy storage, but I am not sure...
I also just leaned the mirror to see if I would like it there, but I think it's too big to not be centered on the wall-- I just think it will look funny.
Anyway-- here are a bunch of pics just to show..
This is the opposite wall for reference
Lastly, we just got new white bedding and I am waiting for my white shams. Do these red ones look funny on the bed?

I'd take the pictures and the mirror down.
The pillows look fine for now.
As for the pictures on MLS, make sure the photographer is taking pictures of each room, not of your bed, or the toilet etc. When I was looking for a house, I would always get frustrated bc I didn't want to see the people's bed, I wanted to see the ROOM that the bed was in. There are so many people that make this mistake.

I don't know if this is an option, but can you put the toy bins in the baby's room and put that piece of furniture back in there? I think it will be a lot more appealing to buyers who don't have kids.
If it's not an option for you to do that, I'd use the two pictures, side by side over the bins, with one higher than the other.
The bed looks find to me, maybe try to add a few red decorative accents to the room to tie things together more?

I just feel like the wall will look SO bare with nothing there... but taking everything down will be the easier option.
I guess I can take them down and live with it for a day before patching the holes.

Im a little confused.... Are you leaving the toy storage there for when pics are taken? If so, I totally think it needs to come out... I personally did not like seeing childrens stuff lying around houses when I went looking on the net and in person... Less is SOOOOOOO much more when it comes to making a first impression with pictures!

we don't have room right now-- but am getting a different piece of furniture for her room, and will then maybe have room to move them.
I spoke to the realtor about it-- and he thinks everything looks fine and people will want to see that it's possible to have a kid with play things, etc.
Anyone buying this place will most likely be a young married couple because of the area.

Highly disagree with your realtor... basically what the pic with the toys tells me is that there is no room elsewhere like in the babys room or an additional "playroom" to put the toys... It also shows me that its very easy to run out of space and run into clutter... Go with your gut on that one

I agree!
well, it's a 2BR apt and he feels we have more to lose if we wait to put it on the market-- waiting for a piece of furniture to rearrange the rest of our stuff. Every area is unique, and in my area-- our target buyer would be someone who is envisioning having a child here. I am going to put away some of the toys and the mat, but I trust my realtor. He's like the #2 seller in our county-- so I have to trust his opinion, and I don't have an option to put it anywhere else.

Can you, for the picture, take it out of the room? Or put the pic on MLS of the old piece of furniture with the mirror? So people see it as what it should look like and it's not a turn off when they see the MLS pics? I don't know... I agree with the others that I'd want to put it in the baby's room, out of the living space, to show that there's room for it if that's an option

I'd lose the toy chest and return to your old set-up. The toy storage in the living room is like announcing that the apartment is too small and easy to grow out of. If you leave the toy chest, definitely lose that mirror on top!
The pillows in the bedroom are fine, a light or neutral pillow would be better, but I don't think it will make or break a sale either way.

I figured out what to do... I was just putting stuff in front to get a sense of what should go where... It looks much better now after I pulled up the mat and put away some toys.
I was only asking about the artwork placement, since the storage IS staying put. But I ended up putting something else on the wall. Our apt is not cluttered at all, so the storage piece should not be an issue. This is just where DD plays.
I am getting my pics tomorrow from the realtor's photographer-- will post when I get them!
