When do you consider yourself to be in contract?

Contracts in hand, or contracts signed?

that is when it will be listed as in contract on the agent side of MLS and they stop showing it

I just can't wait to say "We are in contract" and noone else can put an offer on the house!

that's the beauty of bank owned...no one else can put an offer in once the bank accepts one

even if it's higher

the computer system they use doesn't allow it

your safe!

anywhere from 30-60 days is average

I had one go for almost 90 - but they were doing a rehab loan and it was crazy- not typical

We just became "in contract" when our sellers signed on Wednesday. We signed the Thursday before. DH got a faxed copy yesterday. The hard copy is in the mail. Mortgage timeChat Icon

Ours is taking FOREEEVER because we went with Wells Fargo the first time around and they took an INORDINATE and RIDICULOUS amount of time to do ANYTHING. Then, they finally let us know that we would NOT be getting the loan only DAYS before we were supposed to close - we had a commitment, the green light for everything, and they pulled the plug b/c Vin is not a TENURED teacher and they couldn't "guarantee" his employment for the next three years. It was outrageous.

They delayed and dragged it on for THREE MONTHS and it was just two weeks before our contract was up.

We had to have th contract extended and now we are with a different lender - same loan, same everything.

It'll be done in about two weeks the longest. Took a total of four weeks to complete. That simple.

I still can't believe how bad Wells was.

don't feel too bad... they gave my dad a hard time as well....and still after after the loan is closed- he had to do a rehab loan- and used his own cash to start the project b/c wells wouldn't cut a check to the contractors to buy supplies....who starts with out supplies- we are talking high end stuff too...marble, granite etc- he laid out a ton just to not lose the workers....he just moved in 2 days ago and closed 12/15 oy

as long as we are signed by friday I will Chat Icon

if tuesday comes and it's not done- I will drive the contracts too them and stand there while it's signed
