How much rent?
We are trying to decide whether to sell or rent our Mineola co-op. We love it here but are thinking about house hunting now...
We bought in 2007 and gave it a major overhaul. We bought it the 1st day it went on the market b/c nothing else in our search had even come close to this. We are within walking distance to LIRR, Winthrop, courts.
I know many of you are more experienced than I am. What would you say you could rent this for?
- ~1,200 sq ft -2 bedrooms, 2 bathrooms - hardwood floors throughout that were recently refinished - brand new granite and stainless steel kitchen with island - dining room/llviing room open floor plan - huge walk in closet in hallway (makes me want to cry when I think of leaving it, lol - DH had wanted to make it his office and probably could have if we took the shelving out lol) - new floor mouldings -freshly painted - master suite with 2 big closets (1 walk in) and bathroom - new light fixtures throughout - private screened in patio with table/chairs - quiet unit and friendly neighbors - great super/Board/building - 2 parking spots -basement storage - walking distance to everything

Follow up question -- how do you go about renting? Do some realtors specialize in rentals?

I would look up in a local paper to see what rent is going for in your area. You can also list and check Craigs list.

@ least $2000, based on what I know we pay for our apartment.
Do not involve relators if you don't need to. You can take an add in Newsday, Craig's list & make flyers etc.

OK.... thanks guys...
I was thinking $2200, including gas, heat, water.
I am going to try to avoid the realtor if I can. I just wasn't sure if newspaper/CL was going to be enough of a draw. I'll try there first though.
Do you think price is gauged more on the individual unit or the town? Looking on CL and MLS, nothing really compares to our unit at all and prices are around $1800. Then again, there are the Fairhaven apts that are 658 sq ft for a 2br/1bath for $1800.

I was going to say $1800 + plus utilities but you could get $2000.
I think $2200 would be a bit hit.

Thanks... We were thinking 2000 until I just saw the other apts that are in that complex for 1800 for half the size and 1 less bathroom.

We live in Mineola in a 1 bedroom, walking distance to all and pay $1600. I think you could get 2k.

Your apartment sounds amazing and if you can afford to keep it and just rent it out then you should totally do that.
I would list it for $2200 all included except cable, phone and internet. I think that is a great value for the size of the apartment and expecially all of the updates.
When listing on CL be sure to post pics. When I was apartment hunting I mainly focused on listings with pics. I did go and see some apartments without pics but that was only if the description of the place was very detailed.

If it looks as good as it sounds, you could prob get somewhere around 1800 for it... I was paying 1100 (all utlities included) for a tiny 1 bedroom basment apt in farmingdale... Being closer to the city will of course get you more money...
