What are the most ridiculous phrases you've seen in house listings?

There are some I keep seeing that just always make me laugh. Especially in this market. One that comes to mind is: "one day sale!" I just saw one that was overpriced and it said "Owner will entertain offers between x and y" as if they are doing you a favor to even ENTERTAIN your offer, and it had better be within their limits. I guess that one isn't so bad in a seller's market but right now I think it's a bit much, especially when the house is overpriced! I also have a problem with "this one won't last!" on older listings..it just draws my attention even more to the fact that the house has been on the market for a long time. Any others? I know I have seen a lot more that I can't think of...

I know one listing had a like "7 day sale" and then when nobody paid the inflated price during the sales period they raised the price back up!
If nobody is buying your price at x price they are not going to pay more b/c your supposed sale is over!!Chat Icon

I love "beach rights" I'm looking at houses that fall in the town of smithtown, so because you live here you have access to the beaches (which all towns give you if you live within them) But for people who don't live in a town with a beach, I think it sounds like you have a beach at the end of your road or something...

I also love waterviews.. and then you get there, and *maybe* you can see the water in the dead of winter from the top peak of the roof *maybe*Chat Icon

And I feel like "updated" is used way to loosely. Either tell me the rooms that fall into updated, or don't mention it all. I live seeing 1 room updated and the rest of the house completely original

And lastly, this is a personal pet peeve. Wood floors=wood floors, not laminate wood floors. I know they look great, but I don't like how they tell you the place has wood floors, only to get there, and find them to be not real woodChat Icon

Re: What are the most ridiculous phrases you've seen in house listings?

"Blinds are a gift" (for ex, Hunter Douglas)

or "Pool is a gift"

Uh, you can't take an inground pool with you so come on....what other choice do you have?

And I dont know about anyone else, but all my blinds are custom Hunter Douglas and would not fit in my next home, not likely at all.

I was against the range - and our REA talked us into it. I don't think our price in inflated (from comps, but maybe it is, since no one has bought it?) but the low price of our range is the lowest offer we will/can accept. for us, it was like putting it all out on the line.

my REA (our contract is up soon!) just recently said "Hey Guys!" to start the description of another listing - if that was mine I would have her change it!

LOL. That's one of my favorites. I also like "close to transportation" which usually means the house is ON the LIRR tracks. Easy access to NYC is a good thing, but I don't want to see the passengers from my kitchen window!

They want you to think they they aren't raising the price of the house to cover the cost of the pool.

One of my coworkers rented a house years ago, and they took the blinds with them when they left. Years later, I found out that the house I just bought was the one that he rented.... He gave me his blinds (since they didn't fit any of his current windows), and I had almost all my windows covered for free.... Chat Icon )

Or the item in question has no C.O. I got that for a house that had a second story deck. Oh gee THANKS for the gift but if I give the deck back, will you get me a C.O. instead?

That started the old "Well WE bought the house without the CO and everything was fine." But that doesn't ensure it will be fine now, does it? It's a risky proposition, because if it's not up to code, it has to be ripped down at your cost. We walked away.

"Formal Dining Room". How do you have a formal DR when it's an open floor plan. That is not "Formal" in my opinion. That is how our house was listed. Formal to me would be a completely separate room for the DR.

We bid on a house that had a range and we thought it was the stupidest thing. First, if you are willing to accept the low end, why would I ever offer you the high end. Even if there is another bidder, I would guess that the house isn't worth more than the low end, since you are willing to take that. I also think you are still going to have people offer less than that low end price.

Then, the seller decided he didn't want to accept our bid, which was the low end price and then they changed the listing price to a higher number. The whole thing was stupid.

I hate the phrase "mint condition" because there were very few houses out there that would fit that description in the price range we looked in. That didn't stop the REAs from listing them that way.

I know they want you to think that they aren't raising the asking price of the house based on the item (pool, blinds, etc) but give me a break, as if we can FIGURE out what the asking price is based on (what they paid, what they put in, etc). So it's a ridiculous phrase to me. Just list the items as included, and that's all people need to know.

You lucked out!Chat Icon

this isnt an ad phrase so much as poking fun at this one realtor. but we walked into the attic of one house and it smelled so bad, i held my hand over my nose & mouth. the realtor then says to my dh "oh, i guess she doesn't like the smell of mold - i was the same way too"

you mean you *like* the smell of mold now?

unreal.

Or Eat in kitchen when the kitchen CLEARLY does not have enough room for a table. Especially when they include a picture of a teeny tiny table that takes up the entire room thus making the kitchen appear even smaller and more crowded than it really is!
