Help - How do I write up a lease?
The house we are hopefully buying (still waiting for the closing date) has an apartment with a tenant. The tenant will be staying and we want to have him sign a lease (there is no previous lease as tenant and owner were friends).
How do I go about writing or getting a lease? I have no idea where to begin. What should be included?

I can send you a template DH & I use for the tenant in our 2 family house. FM your email address and I can send it to you tonight when I get home.
Or you can try to goggle leases and see if a template comes up.
I would include:
what utilities are include/not included
Rent and date it’s due and if a penalty is added to rent if late
Length of lease /if there will be a rent increase during lease or if they renew the lease
If they have access to yard or driveway
Pets allowed/not allowed
Who is “allowed” to live in the apartment – you don’t want to sign the lease with 1 person and find out 10 other people are living with them

if you go to www.blumberglegalforms.com you can purchase a sample residential lease. Should be about $20.00. Well worth it!

Yes to above and you want to make sure you have a month to month lease it protects you more....
Is this apt legal or illegal?

You can go to mrlandlord.com to get plenty of info for new landlords.
Definitely do a month to month. Make sure all the proper verbiage is in there.
