What's wrong with it???

Okay, I've been lurking on MLSLI for months - just trying to get a feel for the NY market in anticipation of maybe moving back sometime in the next 18 months or so. I found what looks like an adorable house in the pics in Middle Village, probably exactly what we'd be looking for. 3 months or so later, it's still on MLSLI. What the heck could be wrong with it? It's on a really narrow lot (20x100) and it says the building is 20x36... Which doesn't make sense to me. There would HAVE to be a setback requirement, right? On top of that 20' is a narrow little house... Sounds tiny.

It could also be in a less than stellar location.

Why do you think something is wrong with it? I don't know the area. Is this really cheap for the area?

ETA - I also don't get why the taxes are so low... Chat Icon

Okay, I get the 20' x 36' thing now - it's a townhouse. I finally got to the end of the pictures. That doesn't make sense about the taxes, though. My townhouse is a condo and my taxes are way more than 3x that much (and we paid a LOT less than that for a somehwat larger house - but this could be a much better area, I'm not sure).

It doesn't look that tiny from the pics either. Chat Icon

Why not go see it to see what it's like?

Is it in Queens?? That would explain the taxes...

Just that it's been on the market for quite a while and seems a decent price for the area, although, admittedly, I don't know the area well. I'm just fantasizing! Chat Icon

Taxes in the surrounding areas in Queens are equally as low.

The house is attached, so I'm not necessarily put off by the 20ft. Our current attached house is probably the same width.

Did you click on the Neighborhood Profile button? Apparently Middle Village gets only THREE "mostly sunny" days each year, compared to 122 mostly sunny days for the rest of the county. Talk about Chat Icon !

Are you in Queens or in Nassau/Suffolk? There's a BIG difference in taxes between Queens and the rest of the Island. Your house being a lot bigger also probably makes a difference in the taxes.

OOOOOHHH this is Queens. This is making more sense.

My house is larger, but not so much larger as to warrant that big an increase in taxes --- until I realized it was the city, where taxes are lower.

DUUUHHHHHH!!!!!!!!!

That would just be called an attached house.

I know Queens very well and the house is not in a bad area. The problem is the school district. Most people in this area send their children to catholic school. The taxes are average for Queens as is the lot size. I had a 40x100 lot size and my taxes where $2,600. The house also needs updating. The house is also not immediately close to public transportation. You can walk or take a bus to the train.

I had two DC and would not send them to schools in this district. I just moved from Queens to CT. Queens property definitely gain value. I sold my house for over 3x what we paid.

thanks, I think we might when we're home at Christmas! It's so silly, as we don't intend to move for another year at the least, but I think it woudl be exactly what we'd be looking for - from the location to the layout to the amount of work needed! It'd just be fun to take a look at the very least. Chat Icon

Ah, I see. If we did move into an area like this when we move, we wouldn't have kids of school age for at least 5 years, so it might not matter so much for a kind of 'welcome back to NY' house and hopefully we could upgrade later on. Great points that I totally agree with. Public transportation would not be close, and the schools are not what I would want. Private schools are often used if that is a concern to you. But none of these things affect the high values the properties hold so that is in your favor and that is why alot of people still move there.

The kitchen looks like it needs updating! Is 535,000 a decent price for that areaChat Icon Other than that it looks decent, well maintained. Love the staircase

The whole thing needs some updating - notice it doesn't show pics of the full finished basement, which I imagine to have dark panelling, VFW hall sticky tile floor and a popcorn ceiling! Chat Icon Chat Icon

But DH and I really enjoy working on a house and I wouldn't want to move in to something that was completely done up anyway.

And 535K is pretty decent for the area. It's not too far away from Forest Hills where the median house price is near 700K. Chat Icon

Great points that I totally agree with. Public transportation would not be close, and the schools are not what I would want. Private schools are often used if that is a concern to you. But none of these things affect the high values the properties hold so that is in your favor and that is why alot of people still move there.



You know, it's funny, I just had a look at the crime statistics and MV and FH both score the same with 7 out of 10 for violent crimes. Chat Icon Can you imagine, FH where houses are so Chat Icon and is such a desirable area!!!!

I miss Queens but had to leave. I just sold my house in Forest Hills. You don't even want to know what I sold it for. I made a killing on the deal. I love FH but the neighborhood changed. I looked at things differently after my DC were born. Things that never bothered me before became more noticeable.

Definitely look at the house in MV. MV had the best delis. I would travel from FH to MV for sandwiches. Oh how I miss them.

We moved from Maspeth to Long Island and we totally miss the food too !!

Alot of my friends are from MV and this house looks bigger than most I've been in. Those Tudor houses aren't far from the park which has it's advantages and disadvantages.

Everyone gave such excellent info....the two-fare zone and the schools. I went to catholic school in MV too !

My cousin lives right near there. The neighborhood is fine. The house does look like it need a lot of updates though - new kitchen, rugs, etc...It was also built in 1935 so with any older home, there are potential problems. If the previous owners took care of the house and updating is all you have to do, its really nice. My cousin sends her daughter to Our Lady of Hope for school.

I know the area and block well. It is a great area and a beautiful block ... however, it is attached .. the backyard is probably a postage stamp and you probably have one of those shared driveways maybe with a garage in the back...
However, SD 24 just came out as one of the worst SD in the city ... which is weird since when I went it was one of the best ...
It is right near St. Margaret's church too.

The problem with that area right now ... is that the zoning laws are waky and everyone is building these 3 family homes and mini-mansions up and down these blocks .... there is construction everywhere ... the community is trying to get new zoning laws to stop all the building of these monstrosities.

i drive by the block a lot .. the next time I do .. I will take a peek and see if there is anything going on ..

That price is actually pretty cheap for Middle Village ...
