title companies?

My bank wants to know if we have our own title company or if we want them to select the title company / closing attorney. (separate from our attorney, of course)

Should we let them select it or find one ourselves???

If we have to find one ourselves, any recommendations?

As far as I know, your attorney should be the one ordering the title search, so he/she should have a title company that they are familiar working with or at least have contacts with. When we closed, the bank had their own attorney there, we had no part in selecting who that was. Maybe talk to your attorney about the title company issue and see if they have someone they like to work with. I've never heard of the buyers being the ones to obtain a title company.

I work for a bank and the only time that the bank refers a title company is when the borrower's don't have counsel, which is usually never in NY. It is quite common for refi's in other states like CT, PA, and south Jersey. But 99% of the time, the borrower's attorney orders title. Speak with your attorney.

Your attorney should have ordered title if you are buying a home. That is one of the responsibilities of a buyers attorney once contracts are signed. They may be asking you this question because they haven't received a title report and need one. Check with your attorney.

Ah, I understand now. I had a call into my attorney and she called back. The question was just worded strangely, so I was confused. I get it now.

My attorney will be ordering title, etc. as you all predicted.
