town homes are more like actual houses - you take care of everything. Condo's usually have maintenance that takes care of any kind of lawn work, etc.

That's the difference between a homeowner's association and a condo. A townhome can be either type of legal entity.
We are buying a townhome, but it's a condo.
Not every townhouse (which I see as an attached home of 2 stories or more) is a homeowner's association. Some are actually condos. With condos, you are normally not responsible for the structural elements of the building (like the roof and outside walls), exterior landscaping, snow removal, etc. With a townhome, you likely are.

Another big difference is that a traditional condo is a single level dwelling with common hallways for other residents. A townhouse is 2 stories with individual entrance for each home owner.
We are in contract for a townhouse that is considered part of a condo community not a homeowner's association. We will have monthly maintainence fee for all exterior (grass, snow, roof, driveway, etc) but we have two floors and from the inside it looks just like a small house.

I have never seen a condo in NY like you described. We live in a condo, and they are like small houses, that are attached. We have 2 floors and everyone has their own front door and patio/deck area.
Condo is a legal description, townhouse is the style. We live in a condo, but it is the style of a townhouse (2 floors, bedrooms on 2nd floor).

it really depends on each complex. Where I live (in a condo with townhouses as well) each dwelling has its own seperate entrance and outdoor patio space. Everybody pays similar maintance for the same thing.

Like you said, condo is a legal description whereas townhouse is a style. A townhouse could be a condo, co-op, or homeowner's association...

that's interesting! Do you think that's a recent trend - owners maybe converting rental apartments into condos? I just ask because 7 years ago when I looked I didn't see a single one like you guys are describing, and as a single gal back then - I might have preferred that style!
