affordable, yes..i think the area where the house is located is maybe a lesser desireable area (scrictly based on comments) and the school discrict on avgerage is below...
in turn, its out on 68 off the LIE. If you work in eastern suffolk, great. We looked at a house up the block from there but realize the commute would be too much. we live on boarder of nassau and suffolk

The point still is, there ARE affordable homes on LI. Lots of people aren't planning on having kids, or choose to send their kids to private school. I live all the way north at exit 68, I don't know the neighborhood this particular house is in well, but I have a good friend that lives in North Shirley. For people that refuse to relocate off LI, yet dream of home ownership but don't earn high salaries, this is a nice house. The nicest I've seen under 200k in about 8 years.

Yeap..I know all about it. We searched for 6 months for a house..realized we shouldn't be in a house because of the negative it would bring (not the proper school discrict, possbile living in eastern suffolk, neighorhood) so the first Co-Op we looked at, we purchased.
I believe the problem with shriley is south of sunrise hwy closest to WFP. Exactly the same area we looked at. North of sunrise is cool from what i seen (area wise)
btw, i know where you live We are going gardening July 2nd, remeber

It's a short sale. My friend is going through h*ll right now with a short sale co-op he is trying to buy. It means that the owner is selling it for less than they owe on it. They need to get a loan for the difference, which is basically impossible.

Actually we looked at a couple of houses in that particular area...it's really nice and right by the water. We ended up not buying there cuz it was too expensive and a little too far east for us. This was two years ago.

Because it's better than a foreclosure.
If a homeowners is upside down (house not worth mortgage balance) and they can no longer make the mortgage payment (because of either a job loss, divorce, or an option ARM that's resetting higher), the only option was to let the bank foreclose.
A foreclosure sticks on your credit record for at least 10 years so some banks will agree to a short sale. The difference is that the bank agrees to a short sale, the home owner hires an agent to find a buyer for the house and the house is sold for a loss (with the bank's consent) and the bank agrees to eat the loss. However, the bank can still demand the homeowner make some kind of payment or share the loss in which case the seller needs to get a loan for the difference if the buyers price does not cover the amount the bank wants.

That is a very cute house! We live pretty close to there and if we weren't already in contract on another house I would have definetly went to check it out.
I think it was originally listed at over 300k.
