House question
Is it possible to get a house w/ out putting anything down? What's the minimum?

Sellers usually require some money down and many attorneys will advise their client not to go into contract without having a down payment. That said you can put down some money and then ask the seller's for a seller's concession to cover your closing costs and some of what you already put down. Also banks aren't allowing all the wierd financing they were allowing a few years ago so it may be very hard.

We did 100% financing and 3% sellers concession to cover the closing cost. But we did need to put down $15,000 at contract, which we will get back closing.
