Any extremely nice home that isnt surrounded by the same. When i was house hunting, i would see a gorgeous home but then the home next to it was a shack. Huge deal breaker. Another one would be surrounding towns. If there is a crappy area nearby, then i instantly crossed that off the list.

Not desired school district was my biggest deal breaker.
1 bathroom - needed at least 2
busy road
No dedicated playroom or at least space to create one.
Separate office for DH. He works from home and it was a necessity.

high ranch-one style I didn't like.
double yellow however, there are double yellows that aren't that busy and have long driveways-but I still would question it
1 bathroom-need at least 1.5 with family of 4
oil heat
no basement
no garage

Re: Spinoff to if you would buy a new home

On the smell issue - I just have to mention that we purchased the smelliest and most disgusting house I'd ever walked in to. Seriously....cigarette smoke lined every wall......and during the walk through, there were PILES OF HUMAN FECES in several rooms, as well as more than one stray cat residing in the walls. I kid you not.

Why did we buy there? We saw the potential of the house itself and the location was ideal for a number of reasons.

The ceilings and walls required extensive cleaning and numerous coats of primer to overcome the years of smoking residue....but in short time, there were no discernible odors to speak of.

This to say - stinkiness doesn't have to deter you. I'd focus more on the "unfixable" things, like location and property placement.

I was going to say sninkiness gives the buyer negotiation room. That's just cosmetic. We bought the ugliest house and made it our own. I want to do the same with our next house.

-cannot be an HOA. I'm tired of having to ask for approval for things like getting new Windows or being told what style and color garage door to get.

-must have room for storage.

-not on a busy street.
