Buying a house and have a question about the sellers pest inspection....
We are in the process of buying a house in SC. The seller had to provide a pest inspection which they kept putting off. My dh and I joked that they probably know about some infestation. Well today we got the report. Apparently there was evidence of a past infestation in the garage. Of subterranean termites. NO actual termites, just evidence of a past infestation. There is a contractor going on Monday to investigate the rest of the home. Is this common? Do we still buy? I am so nervous. Anyone know anything about termites, anyone an exterminator or married to one? I can send a copy of the report.

Maybe just ask what was done to get rid of the infestation? Our house on LI had past evidence of termites when we bought it but the previous owners had a termite system installed which got rid of them. Its checked every few months by the pest control company and we've never had any activity since we've been here. I dont think its a deal breaker. Good luck!

Thank you. That gives me some reassurance. I guess we wait now. Praying it is just what the inspector saw in the garage and nothing more.

Very common and not a big deal. Our termite inspection came back w termite issues in our garage also and seller showed us invoice of past treatments...we havent had any problems.

I was told by my realtor that as we have termites on LI, basically every home on LI either has or had a termite issue. So this is not a deal breaker IMO.

If it's in an area where there is sandy soil then there will always be termites. Having evidence of past issues isn't a problem as long as there wasn't massive damage that was never fixed.

My bff lives in Atlanta in an extremely expensive area, and she said all southern homes have termite issues.
