Getting ready to sell your house

So, I have children under 4 years old and I have to get my house ready to sell. We rented a pod that will be at my house next week. What should we pack up? What would you do to get your house ready to put on the market?


I'm so confused...

Pack up *everything* that you won't need for the next 2 months. When people look at houses, they look everywhere - in the closets, in the medicine cabinet, in the garage, etc. Try to have as little clutter as possible. I suggest watching some old episodes of HGTV staging shows. DH watches HGTV all the time and staged both our houses when we moved from Seattle and NC - both had offers in the first weekend!

I agree with packing up as much as possible. My friend just did this to move to the west coast- First she went through the house room by room and cleaned out all the stuff she was no longer using- she threw out anything in poor condition and sold the rest in a garage sale or on Craigslist. Then she packed all of their out of season clothing. She only left out essentials. For her daughter she picked her favorite toys and books and used them to stage her playroom- the rest was packed. She also packed all family photos at the recommendation of her real estate agent- you want the buyers to see themselves living in the space. She had five offers in three days all within 2K of her asking price (she was priced at the high end of the recommended range suggested by her realtor).

Also, label all your boxes really well that you put into storage. It'll make unpacking much easier!

This!! It's so much easier to unpack later when you know exactly what room each box is for.

And everything else above. Make sure your house is as clean, organized, and functional looking as possible. Arrange furniture so that people understand what each room is and so they can picture themselves in the house.

Also, if you have any polarizing colors on the wall (really bright, really dark, really loud) consider getting a neutral color up on the walls. It's a cheap, easy fix and will make your house appeal to more people. Some home buyers have a very hard time seeing past paint color, ridiculous as that is.

We recently moved and I found it helped SO much to focus on decluttering, before actual packing. It made packing so much easier, so that by the time we did pack everything we owned just went into boxes and labeled.

I'd pack stuff first that you don't currently use..... For us, that was off season clothing, fancy serving dishes/etc, photos, we took down framed pictures and wrapped them up (I was told to not have photos of people up when showing the house, though I'm sure there are different views on that), hmm off season shoes and jackets as well which I had a TON of just sitting out... Also packed toys that I didn't think my DS would miss too much because we just had so much.

Agree completely. We did this and out home sold in an hour. Literally. First people came, made an offer, done.

Getting ready to sell your house

It's such a daunting task!!! I'm so torn up because part of me is excited about the idea of moving. The other part of me isn't... We bought this house with the idea of growing old in it. But after 2 floods and flood insurance that went up $3000 in 5 years, we just think it's the right thing to do. I just have to get motivated and get going with it. Thank you ladies for your responses.
