The Old Rite Aid in N. Bellmore Found a New Tenant but.....

It's going to be a grocery story. This is against the zoning laws that my neighbors fought so hard with Legislature Denenberg to have changed when the owner tried to rent to Western Beef. They were not releasing the name of the renter but, my neighbor knew something was up and called Angie Cullens office to investigate. We think they were trying to keep it quiet so that they could apply for a permit and variance to move a grocery store in without our knowledge/

My neighbor a long time resident remembers when it was an A&P and said the stench in the summer was awful.. and he is one house away from Saw Mill.. not right next to the store. He says the rats and other animals were crazy. We already have a rat problem on these blocks due to the school and don't need anymore. He also said the delivery trucks came in at all hours of the night and were really loud.

Not to mention the traffic that the area cannot handle. Due to the school and little league, residents of the surrounding blocks cannot even park on the street in the evenings (during ball games) and the weekends. Neighbors have even taken to putting out cones because people keep blocking the drivewaysChat Icon I had someone run over my flowers while trying to turn around.. while I was in my car watching. It's really pretty bad.

Anyway, my husband created this flyer and put it in people's mailboxes. If you happen to live in the area, please take a moment to email the officials listed or stop by the meeting tonight. We could use all the help we can get.

"Hello Neighbor.
The former Rite Aid at the corner of Jerusalem and Pea Pond is in the process of being rented.
By who? A grocery store. Which is against the current zoning laws. Several years ago the residents and Dave Denenberg worked together to have this property rezoned when the owner tried to rent to Western Beef. Now the owner is trying to override that action.
Imagine the traffic, the noise early in the morning from delivery trucks, the smell from the dumpsters which are very close to some of the homes, and the rats these dumpsters will attract. They have to apply to for a permit and a variance in order to allow this store to move in. We still have a chance to prevent this.
Please contact the local legislators listed below and/or join us at the Civic Association meeting on Monday night to voice your concerns and help block this.

I've heard so many rumors that a Trader Joe's would be going into that area. Good luck with your fight! Check out Wantagh Concerned Citizens, who have fought many battles and won...cell phone towers, water towers, Billy Deans, etc.

Am I the only one who thinks that the place would be significantly better rented rather than a vacant storefrnt? its a business, in a business district. there is plenty of traffic there, it may increaes it some, but then again, its hard to not increase traffic compared to a vacant building. I was disappointed when Western beef didn't open.

I hope its a trader joes. FTR, I live only a few blocks away fom the building.

I don't live around there but I had similar thoughts reading the OP. In Manhattan people live in buildings with supermarkets and it is up to the landlords and health department to see that the tenant/business is properly taking care of issues like odor and rodents. I just feel like the OP sounds kinda silly (i mean the issue, not the poster). Who doesn't use a supermarket? Why do people always have the "not in my backyard" mentality? I feel like if you're that strongly opposed to things like this being near you, you should but a house out in the boonies down a dirt road.

The gyst of it..

We endure more than the average neighborhood here. The school has presented with major issues that no one seems willing to help with . When you look at these issues, the store is just the last straw.
1. They refuse to higher a district wide part-time security guard. This would help alleviate the constant large parties going on in the school yard, the drug dealing, the drag racing in the lot and tire spinning, the kids peeing on my fence from the lot, the kids jumping my fence at 1 am because the frisbee went into our yard causing us to think we were being robbed, the fact that my DH was held up at gun point by someone that entered our dead end from the school yard etc. They have told us so many times they will close the gate, the promise the police and Denenberg's office and it has never once been closed. Not once. I went to a community safety meeting after the hold up and everyone was so sympathetic and couldn't believe what I was telling them.. I never heard from them again and they didn't implement any of the changes they promised.
2. They refuse to bait the yard for the rats that plauge our block. They finally put one bait box after I called the DOH several times. The garage that is next to my house has them.
3. The parents and teachers refuse to the use the 2 lots that are for the school. Instead they block our driveway, park on both sides of our narrow block, and make pulling out of our driveways impossible. I actually watched someone drive over my garden this year because she was trying to make a 3 point turn on our block with traffice backed up on both ends and cars on both sides.
3. The little league also refuses to enforce the parents using those lots despite one sign saying they should. They block our driveways also and when we need to leave and go over and ask whose car it is they ignore us until the police show up. My neighbors have begun to put cones up.
4. The little league uses the t-ball only field for practice before games. Sending foul balls flying into our cars. When we call they deny it. Like we are blind.
5. The little league blasts a PA system before 9 am on Sundays. It used to be earlier until we got local officials involved. Abbot and Costello's "who's on first is not a fun wake up call".
6. The ice cream man comes everyday to practice and double parks playing his music for hours on end. When we approach him to shut off the music or move his truck so we can drive down the street, he is nasty.
7. The curbs have all crumbled, the sewer collapsed by my house leaving a sink hole and the town does nothing about it. I actually got them to fix the whole but, 2 years later and it's starting to sink again. The street needs major work.
8. The police ignore our pleas for help to make the neighborhood safe. They ask the kids to pick up beer bottles, put them in the cars and leave. In 8 years I only saw one arrest/ticket. We call and ask why and they say it's "our opinion " that the kids are drinking... Not when we watch the cops make them throw away bottles and the watch the cops watch them get into cars and drive away.. never checking to see if the driver is drunk. They say it's our opinion that drug dealing is going on. Oh yes.. they are lighting insence.. and the heroin bags must be my imagination.

So now add a food store to that. We just want honesty. We want to know that they are going to aggressively control rodents, do something about the smell, hire a traffic guard like Trader Joes in Merrick does, do something to get the town to head off the traffic nightmare before it starts. (i.e, turning lanes/lights) and they are not going to allow all night deliveries. Remember this is not a major road. This butts right up to homes. ( I am talking less than 50 feet) This is going to be a popular stores. We are told it's called North Shore Farms and it is a cross between Trader Joes and Ivarone). I am not against growth. I just can't let one more thing affect our quality of life. We pay the same taxes as our neighbors a few blocks away and we are having very bad issues. Everyone promises help and then they don't follow through.

I am really not trying to be snarky so I don't mean to come off that way...but, western beef?? That is a gross store. Not for our neighborhood. It's not trader Joes. It's a place called North Shore Farms. And a few blocks is VERY different than right next door.

I understand what you're saying, but to be honest I wouldn't have purchased a home that is near a school or near a shopping center (or even a potential shopping center) because I didn't want to deal with these types of things. If you told me that they are opening a store in your neighbors residential house, then that's different.

I feel the same about people who live near a highway, then complain about noise, trash and traffic. You purchased near a main road, what else would you expect?

You are right. I was very young and uninformed when I bought a house. Sadly we bought it at the absolute height of the market and are now upsidedown on our mortgage. We are now stuck in a home that was only meant to be a starter home. It's painfully small and we have no equity to expand. So I am trying to make the best of a sitution. Agree to disagree but, I do think the school has responsibility to not make the neighborhood dangerous and miserable (same goes for little league). And I do think that the way the owner is going about trying to override decisions that were made by the neighborhood is underhanded. I just think that the changes made were made for reasons and they should be upheld.

ETA: Living near a school and a shopping center doesn't mean the organizations, school and shopping centers have the right to make our lives awful, bring in crime and do nothing to prevent it, make promises and not keep them, and that we need to sit around take it. They are human being and if their exsistance is making life dangerous and unbearable for others they have a moral obligation to clean up their acts. Maybe I am just expecting too much. But, the school I work for never makes our neighbors suffer like this. And the other businesses in the area are nothing short of wonderful. It's the whole do unto others thing. The parents, the teachers, the district, the little league, the police, the elected officials, the rite aide store, the town... all do what they want and we are left to suffer. No responsibility or change. We are just told to deal with it. And I am really, really tired of it.

Also, I have heard it is a nice store. i am optimistic they will respond the requests from the legislature and the civis assoc. to meet and hear our concerns and let us know what they will do to help us co-exsist and to minimize the problems.

I don't know where the Trader Joes rumor came from. I actually would be a bit more comfortable with that because I feel like they are more community oriented. Just seeing how they handle the traffic in Merrick would make me feel like they would be sympathetic to our concerns. Maybe the new store will.. but, the underhanded way they were coming out with it doesn't sit well with me.

It doesn't matter. It's not Trader Joe's. It is going to be a North Shore Farms.

I much preferred the Planet Fitness rumor. No garbage, no smells, no rats, no deliveries and the lot/streets could handle that traffic.

ITA. The problems you describe are no different than any other town and when you live by a school park or shopping center you have to expect some of these issues.... Minus the hold up. I live by a park and have kids selling drugs. People drinking having sex you name it it all happens here but I picked it so I call the cops and deal with some of the issues.

We call. Everyone on the block does. They take an hour to show up and the kids come back 20 minutes later. It's unreal. We call elected officials, speak with higher up in the PD and we are met with roadblocks. We call the school and are told they can't do anything because it's after school. It's the lack of response from people who are there to help that bothers me. But, i am not going to be one of those posters that can't accept that people disagree with me. I get it and I see all points. I hope that my post sparked at least one person who may agree to send an email. If not, no harm done.
